New Construction in Denton, TX: Homes, Builders and Buyer Representation

“New construction in the Denton area includes homes within the City of Denton as well as developments marketed with Denton addresses, Denton ISD access or proximity to the broader Denton–Northlake corridor. Those descriptions do not always mean the property is inside Denton city limits. I help buyers compare the exact municipality, school assignment, builder, homesite, ownership costs and available incentives before signing a builder contract.”

The North Texas area guide gathers every city, community, school, tax and relocation guide on this site into one hub for comparing towns.

Start with the geography

What Does “Denton New Construction” Actually Mean?

“Denton can describe several different things in a real estate search: the incorporated City of Denton, a Denton postal address, the Denton extraterritorial jurisdiction, a property served by Denton ISD or the broader Denton–Northlake market area. These boundaries do not always match.”

“Before comparing homes, verify the property's incorporated municipality or county jurisdiction, school district and attendance zone, utilities, emergency-service districts, HOA and special taxing entities. A Denton mailing address or Denton ISD assignment does not by itself establish that the property is within the City of Denton.”

Denton Address ≠ Denton City Limits ≠ Denton ISD

Denton is a city in Denton County and the home of the University of North Texas and Texas Woman's University. Multiple school districts serve the area depending on location, including Denton ISD, Argyle ISD, Krum ISD, Sanger ISD, Aubrey ISD, Ponder ISD and Northwest ISD. Verify the district and attendance area for the exact address through official district sources; boundaries and enrollment can change.

For the full picture of the city, schools, taxes and commutes, read Moving to Denton, Texas and the Denton city guide.

Where Buyers Find New Construction in the Denton Area

New construction in the Denton area is concentrated in a handful of builder offerings, with builder participation and inventory changing frequently. The table below lists each offering with the status currently displayed on its official builder or developer page as of October 1, 2026, followed by the details buyers should verify for the exact property. A webpage merely existing is not treated as evidence of active sales; each status label reflects what the official source currently shows.

Model homes are open and first move-ins are underway; Denton's first H-E-B is under construction on the community's commercial corner.

Future and proposed developments are kept separate from purchasable new homes. Cole Ranch is a large master-planned development inside Denton city limits, west of I-35W, where development and infrastructure work are underway but home sales are not expected until a future phase; current reporting anticipates home sales beginning in 2027, although timelines can change. Wildhaven is a proposed luxury resort and club community announced in north Denton County that remains pending approvals and is not yet a purchasable new-construction option. Agave Ranch is in the Coming Soon section below and is not yet offering homes for sale. A mailing address in the Denton area does not by itself tell you a property's municipality, school district or taxing entities, and builder activity changes frequently. Verify each item for the exact address before making a decision. For the city itself, including schools, taxes and daily life, see the Denton city guide.

Availability changes frequently and differs by homesite. Tell me the communities you are comparing and I will verify current inventory, the exact jurisdiction, schools and ownership costs for the specific homesites. For the official district boundary and enrollment tools, start with the North Texas school-districts guide.

What buyers receive

What I Help Denton New-Construction Buyers Compare

Comparing new construction in the Denton area means comparing far more than the advertised base price. Here is what I help buyers work through, property by property.

Active communities and builders
Quick move-in homes versus building from the ground up
Base price versus completed price
Homesite and lot premiums
Structural options and design-center selections
Builder incentives and preferred-lender offers
Property taxes and special-district costs
HOA dues and association requirements
Municipality and school assignments
Builder contract dates and buyer obligations
Independent inspection options
Construction and closing timelines
Potential resale considerations
Two ways to buy new

Quick Move-In Home or Build From the Ground Up?

“A quick move-in or inventory home may offer a shorter and more predictable path to closing, but the builder may have already selected structural options and finishes. A to-be-built home may provide more opportunities for personalization when purchased early enough, subject to the builder's available plans, construction stage and selection deadlines.”

“Advertised completion dates are estimates unless the contract states otherwise. Weather, permitting, labor, materials, inspections and utility connections can affect the construction timeline.”

“Compare the completed purchase price—including the homesite, structural selections, design choices and required charges—rather than relying only on the advertised base price.”

Ownership costs

What a Denton-Area New Home Can Cost Beyond the Base Price

The advertised base price is rarely the full picture. Buyers commonly compare the following on top of the purchase price:

Lot or homesite premiums
Structural upgrades
Design-center selections
Property taxes
HOA dues
Applicable PID, MUD, WCID, FWSD, MMD or other district charges
Homeowners insurance
Lender and closing costs
Window treatments, landscaping and other post-closing purchases
Tax estimates based on land or incomplete construction

“Special districts and assessments do not apply uniformly throughout the Denton area. Verify the exact taxing entities, current rates, exemptions and assessments for the property through official records.”

“New-construction tax records may initially reflect land only or partially completed improvements. Buyers should estimate future taxes using the anticipated completed value and all applicable taxing entities rather than relying solely on the previous tax bill or a builder estimate.”

For a closer look at how taxes, HOA, PID and MUD costs stack up in this corridor, see North Texas property taxes and ownership costs and the true cost of new construction in Denton County.

Schools

Does a Denton Address Mean the Home Is in Denton ISD?

“No. A postal address, municipal boundary and school-district boundary are separate. Some properties outside the City of Denton may be served by Denton ISD, while an address marketed as being in the Denton area should still be verified individually. School attendance zones and feeder patterns can change.”

Because school assignments are address-specific and can change, I help buyers verify the district and attendance area for the exact property before they commit. Most of Denton is served by Denton ISD, while some areas near the city are zoned to neighboring districts including Argyle ISD, Krum ISD, Sanger ISD, Aubrey ISD, Ponder ISD or Northwest ISD. Start with these official sources:

School attendance zones and feeder patterns can change, and nearby districts may serve different sections of the same community. For more on how boundaries apply to new-construction homes, read the North Texas school-districts guide.

Incentives

How Denton Builder Incentives Should Be Compared

“Builder incentives may include closing-cost credits, temporary or permanent interest-rate buydowns, design allowances or price adjustments. Offers are temporary, property-specific and subject to qualification. Some require the buyer to use the builder's affiliated lender or title company.”

“The largest advertised incentive is not automatically the best financial option. Compare the completed purchase price, Loan Estimate, interest rate, points, closing costs, monthly payment and long-term cost.”

I only publish a specific incentive when it is verified on the builder's official website, applies to the named property or community, and is accompanied by an expiration or verification date, and I update or remove it when it is no longer available. Last checked September 2026. Offers are temporary, property-specific and subject to qualification, and no incentive is guaranteed. If you are considering a specific home, ask me about the current offers verified for that property.

Buyer checklist

Before Visiting a Denton-Area Model Home

A little preparation goes a long way. Work through this checklist before you register or tour:

  1. 1

Contact your broker before registering with a builder.

  2. 2

Establish representation and compensation in writing.

  3. 3

Confirm whether the property is inside Denton, in an ETJ or in another municipality.

  4. 4

Verify the school district and assigned campuses.

  5. 5

Compare the advertised base price with the completed price.

  6. 6

Review the exact taxing entities, HOA and special assessments.

  7. 7

Compare builder-affiliated financing with other loan estimates.

  8. 8

Discuss independent inspections permitted under the builder’s process.

  9. 9

Review deposits, deadlines, change orders, financing and cancellation provisions.

  10. 10

Do not rely on verbal promises; obtain material terms in writing.

Builder registration and broker-participation policies vary. Contact Theresa before the first visit or online registration so representation requirements can be confirmed.

Representation

Buyer Representation and Compensation

“Builder sales representatives represent the builder. An independent buyer's broker represents the buyer under the terms of a written representation agreement.”

“Buyer-broker services and compensation are negotiable and must be documented in writing. Compensation may be offered by a builder or seller, paid by the buyer or handled through another agreed arrangement. Builder-paid compensation is not guaranteed.”

“Theresa helps buyers understand transaction terms, deadlines and obligations and recommends consultation with a qualified attorney when legal interpretation is needed.”

Theresa De La Rosa’s Denton New-Construction Perspective

“I help buyers separate the address printed in a listing from the details that govern the property. In the Denton corridor, that means confirming the municipality, school district, taxing entities, HOA, builder terms and completed monthly cost for the exact homesite. I also help buyers compare new construction with available resale homes so they can evaluate incentives, timing, condition and long-term ownership considerations together.”

Denton new construction FAQ

Frequently Asked Questions About Denton New Construction

Where can I find new construction in Denton, TX?

“New-construction options can be found within the City of Denton and throughout the broader Denton corridor. Some developments may use a Denton mailing address, sit in a Denton ETJ or be served by Denton ISD without being inside the incorporated city. Builder participation and inventory change, so verify the exact property and current availability.”

Does a Denton mailing address mean the property is inside Denton?

“No. Postal addresses, municipal limits, ETJs and school-district boundaries do not necessarily match. Verify the exact jurisdiction, utilities, taxes and school assignments for the property.”

Should I contact a broker before visiting a Denton builder?

“Yes. Builder registration and broker-participation rules vary. Contact your broker before visiting a model home or registering online so representation requirements can be addressed in advance.”

Do builders pay the buyer’s broker?

“Sometimes, but not always. Buyer representation and compensation are negotiable and documented in a written agreement. A builder may offer compensation, but it is not guaranteed and varies by builder, community, property and offering.”

Are builder incentives always the best financing option?

“No. Compare the builder-affiliated offer with other Loan Estimates, including interest rate, points, closing costs, purchase price, monthly payment and long-term cost.”

Can I independently inspect a new-construction home?

“Independent inspections may be appropriate at available construction stages, subject to the builder's contract, schedule and access requirements. A licensed inspector—not the real estate broker—performs the inspection.”

What costs should I compare beyond the advertised base price?

“Compare lot premiums, structural selections, design-center upgrades, property taxes, HOA dues, special-district charges, insurance, closing costs and post-closing purchases. Use the anticipated completed value when estimating future property taxes.”

Which Denton-area communities currently offer new construction?

“As of October 1, 2026, official builder pages show available new homes at Parkside (First Texas Homes), The Meadows (First Texas Homes), Eagle Creek (D.R. Horton), Hickory Grove (D.R. Horton) and Monarch at the Meadows (D.R. Horton). Landmark by Hillwood is now selling with multiple builders, and Country Lakes shows available new homes from Bloomfield Homes and Sandlin Homes. Agave Ranch (Mattamy Homes) is coming soon and is not yet offering purchasable homes. Builder participation and inventory change frequently, so confirm current availability, exact-property jurisdiction, school assignments and costs with the builder and official sources before deciding.”
