Here's what I bring to your Pecan Square search.
Professional & Personal Knowledge of New Construction
My connection to real estate began long before I became a Real Estate Broker. Growing up around residential construction, I saw firsthand how much planning, care, and vision go into creating a home. That early exposure shaped the way I view real estate today, not simply as a transaction, but as a meaningful part of someone's next chapter.
I've spent years helping clients buy and build new homes, and I've gone through the new construction process myself. That means I bring first-hand knowledge of builders, construction quality, finishes, and the entire process, so I can guide you with confidence every step of the way.
Firsthand new-construction experience. I have extensive experience with Pecan Square and North Texas new construction. I help buyers compare builders, homesites, floor plans, upgrade structures, current incentives, construction timelines, inspections, and contract considerations. I verify current builder terms so you can make informed decisions.
Lot selection guidance. Not all lots are the same. I can walk you through lot premiums, orientation, adjacent uses, view corridors, easements, drainage, and privacy considerations. Every lot should be evaluated individually based on current inventory and your priorities.
Construction process expertise. From groundbreaking to final walkthrough, I understand the phases, the common issues, and the questions to ask at every stage.
18+ years of real estate experience. As a Texas Real Estate Broker, I bring a deeper level of market knowledge, negotiation strategy, and transaction oversight to every client relationship, and I help clients understand transaction procedures, builder timelines, business terms and practical considerations within my brokerage role. Builder contracts are legally binding, and clients should consult a qualified real estate attorney when they need legal interpretation or advice.
Thinking About Pecan Square?
Let me help you navigate the process. Whether you're buying, selling, or building, I bring 18+ years of Real Estate Broker-level expertise and firsthand knowledge of this community.

The community is designed around the idea of genuine connection, a village-center model where residents can walk to amenities, attend community events, and build relationships with their neighbors. It is not just a subdivision. It is a lifestyle-focused community with real substance behind it.
Pricing varies by builder, phase, and homesite. Builders advertise new homes from current published prices, and resale and completed-home pricing varies by property. The Square is the whole point.
Daily life in Pecan Square revolves around The Square, the walkable town center Hillwood built at the heart of the community. It has the feel of a small Texas town, only brand new: neighbors on the paths, children at the playground, and something on the event calendar most weeks of the year.
Theresa knows this lifestyle firsthand. She built her family's home in Pecan Square, choosing the lot, the builder, and each upgrade while living through the process herself. Her perspective on daily life here comes from real experience as a resident-owner, not just a broker.
I built my own home in Pecan Square, read my story. The Square was designed to be the community's main street. Instead of gates and a clubhouse tucked away, homes, trails, parks, and the on-site elementary school all connect to this one gathering place. You can walk your kids to Johnie R. Daniel Elementary in the morning, pick up packages at Post & Parcel on the way home, and end up lingering on The Square long after your errand is done.
The buildings around The Square tell the story of the land. Jackson Hall, the amenity center that anchors it all, was rebuilt from the property's original horse barn and now holds gathering rooms alongside the resort-style pool complex. The Arena, once a 22,000-square-foot equestrian dressage facility, now offers covered pickleball and basketball courts plus a large outdoor social area that fills up for live music and community events. The Greeting House pairs co-working space and meeting rooms with a caf-style lounge, and it serves as the home base for the community's lifestyle team.

Pioneer Park
The playground and gathering lawn at the center of The Square, with fire pits, grills, and yard games that get used every weekend.
Hillwood kept the property's farm history visible on purpose. Roughly 200 heritage pecan trees line the entrance, and the community's signature events lean into that heritage: the Puh-Kahn Festival and Market on the Square, the neighborhood farmers market, both set up at The Square.
A full-time lifestyle director programs the calendar, and it is genuinely full: Freedom Fest on the Fourth of July, holiday celebrations on The Square, community cook-offs, and 5K runs through the seasons. When buyers ask me what a Saturday here actually looks like, I tell them the truth: you will run into your neighbors. That is the design, and it works.
The daily routine
- Resort-style pools and a splash pad
- A dedicated fitness center
- The Barking Lot dog park
- Miles of hike-and-bike trails
- Market on the Square farmers market

Insider tips from Theresa, who has deep experience with North Texas new construction:
Evaluate lot options carefully
Lot premiums, orientation, view corridors, and privacy vary significantly. I can help you review current inventory and compare available homesites based on your priorities.
Verify current incentives
Builders may offer financing or closing incentives on certain inventory homes depending on the builder, lender, home, closing timeline, and buyer qualification. Current incentives should always be verified as they change frequently.
Know your non-negotiables and stick to them
Decide what matters most to you and stay with it to protect your budget. Features like a fireplace to ceiling and kitchen cabinets to ceiling are worth asking about.
Experience matters in new construction
Even with 18+ years in real estate, the new construction process is complex. I love helping buyers navigate it, and I love seeing their design choices come to life.
