Vacant residential building lot in a North Texas neighborhood, cleared and ready for construction
Verified New-Home Inventory

Available Homesites

There are no verified available homesites at this time. As of October 19, 2026, no lots in the Northlake and Denton County communities we track are confirmed currently available for purchase, so we are not listing any.

Lot availability changes as builders open new phases and release inventory, and what a builder shows online does not always match what is actually sellable. This page is updated as lots are verified with the builders who control them. Use the checklist below to ask the right questions when you do connect with a builder.

Current Status

No verified available homesites right now

As of October 19, 2026, no builders have confirmed a currently available homesite to us in the communities we track. We only publish lots we have verified directly with the builder, because a lot shown as available online may already be reserved, on hold, or tied to requirements you have not been told about.

How this changes

Builders sell lots in phase releases, and new phases open on their own schedule. A community with no available lots this month may release ten next month. If you want to build, tell Theresa the communities, price range, and timeline you are considering, and she will check each builder for current and upcoming releases on your behalf.

The Checklist

What to ask builders about current lot availability

When a builder tells you lots are available, the answer is only the start. These are the questions that separate a real opportunity from a holding page.

Availability and timing

  • Which phases or sections are currently selling lots?
  • When is the next release, and how does the waitlist work?
  • Are any lots reserved, on hold, or pending that look available online?
  • How long must construction start and close after you buy the lot?

Lot specifics and costs

  • What is the lot premium, and what does the base lot price include?
  • What are the lot dimensions, orientation, setbacks, and view corridors?
  • Which floor plans and elevations can be built on this lot?
  • What are the HOA, PID, and MMD-style assessments on this specific lot?

Verify by address, not by community name

School district, taxes, and jurisdiction can vary lot by lot in Northlake and surrounding Denton County communities. Ask for the exact lot address and verify the school assignment, tax entities, and any special districts directly. The builder's sales representative represents the builder, so independent buyer representation can help you evaluate lot terms, contract language, and long-term fit.

Next Steps

How to position yourself for the next lot release

  • Get on release lists early. In high-demand communities, the lots that matter are often spoken for during or right after a phase opens. Know which communities fit your budget and be ready when the builder releases.

  • Understand the complete lot cost. Lot premium is only part of the picture. Confirm ownership costs, builder requirements, and build timing so the total fits your plan.

  • Ask Theresa to verify. This page only lists lots confirmed with the builder. If you want current or upcoming availability checked for you, she can make those calls for the communities on your shortlist.
