Selling a Home in Argyle, Texas

Theresa De La Rosa, Broker, REALTOR® | Covenant Heritage Realty | In DFW Living Group

Selling a home in Argyle, Texas, works best when the list price is set by recent, property-specific data and the competition includes the builders selling nearby, not just other resale homes. The market is cooler than the 2021 to 2023 period: the latest Redfin figures show Argyle homes selling with a median price near $780,000 and roughly 47 days on market, up from 31 days a year earlier, so the first weeks of a listing carry more weight. This monthly guide gives Argyle homeowners the full seller playbook in one place: current conditions, pricing, how new construction and tax districts change a buyer's comparison, what to prepare, and how my listing process runs from consultation to closing. For the broader picture of the town, start with the Argyle city guide.

The Short Answer

Selling in Argyle at a glance

The table below summarizes the facts a seller needs first. Every number is an area-wide measurement, not a prediction for one property, and each detail is covered in depth further down the page.

Item What to know
Location Argyle is a town in Denton County. The Argyle 76226 area extends beyond town limits, so municipality, county services, and school assignment vary by the specific property.
School district Argyle ISD serves most of the town; parts of the surrounding area are zoned to Northwest ISD. Verify the current assignment with the applicable district by address.
Median sale price Approximately $784,607. Redfin, three months ending July 2026.
Typical home value Approximately $603,761. Zillow, as of July 31, 2026. A different statistic from median sale price.
Days on market About 47 days average (Redfin); Zillow reports homes going pending in about 42 days.
Main competition Other resale homes plus new construction at Furst Ranch, Harvest, Canyon Falls, The Ridge at Northlake, Landmark by Hillwood, and luxury product along US 377.
Taxes and assessments HOA dues, PID and MUD assessments, and school, county, and town property taxes vary by community and section. Homestead exemptions can reduce the bill for eligible owners.
Time to closing Roughly 30 to 45 days after an accepted offer for a financed buyer, separate from time on market.

Local Market
Market Conditions

How is the Argyle housing market performing?

The latest available Redfin data, covering the three months ending July 2026, reports a median Argyle sale price of approximately $784,607, down 5.1% from the same period one year earlier. Homes averaged approximately 47 days on market, compared with 31 days the previous year.

Zillow measures a different statistic—the typical home value rather than the median price of homes sold. As of July 31, 2026, Zillow reported an Argyle typical home value of approximately $603,761, down 3.5% year over year, with homes going pending in approximately 42 days.

These figures should not be used as a substitute for a property-specific pricing analysis. Argyle includes very different housing segments, from established neighborhoods and master-planned communities to acreage and custom luxury properties. A home's community, municipality, school assignment, lot, condition, improvements, competing inventory, and price range all affect its likely value and selling timeline.

Before recommending a listing price, I analyze recent comparable sales, current competition, pending activity, builder inventory and incentives, and the features buyers are comparing within the home's specific market segment.

Pricing
Pricing Strategy

How should homes be priced?

The first price a listing carries is the price buyers judge it against. In a cooling market, overpricing does not protect equity; it delays the sale and forces a visible reduction that makes buyers ask what is wrong. Strategic pricing positions the home to attract serious buyers in the first weeks, which is when a listing receives its heaviest attention.

My pricing analysis uses recent closed sales in your specific Argyle community, active listings you will actually compete with, pending sales that show where demand is concentrating, absorption in your price band, and buyer activity data. The goal is a price that is defensible to a buyer and their lender, not a number chosen to chase a competitor.

New Construction
Builder Competition

How does new construction affect resale sellers?

Argyle sits inside one of the busiest new construction corridors in Denton County. When builders offer incentives, rate buy-downs, or fresh inventory pricing, a resale seller is competing with brand-new homes that carry builder warranties and design-center finishes. That does not mean resale cannot win; it means the sale must be priced and presented relative to what the builders are offering at that moment.

I track which builders are active, what incentives are being advertised, and how new-home pricing compares with resale in the same school zones. That informs whether we price under the newest comparable new home, lean into resale advantages such as a larger lot, established landscaping, or a completed home, or prepare the home so it photographs against new-home standards. Sellers who want the builder side of the picture can compare communities, incentives, and build timelines in my new construction guide.

Competition
Who Are You Competing With

Which communities have the most direct builder competition?

Buyers shopping Argyle are usually comparing several master-planned communities at once. These are the ones that show up most often in a typical Argyle-area resale comparison.

Furst Ranch

A roughly 2,300-acre master-planned community in Flower Mound, just outside the Town of Argyle, with Argyle-area mailing addresses and Argyle ISD school connections. The community builder roster includes nine builders, with several actively selling in 2026.

Harvest

The roughly 1,200-acre Hillwood agrihood spans Argyle and Northlake, with a working farm, resort-style amenities, and about eight builders selling new homes in 2026 across a wide price range.

Canyon Falls

A nature-focused community with dramatic canyon terrain and extensive trails, spanning sections served by Argyle ISD and Northwest ISD, and a common resale-versus-new comparison for Argyle buyers.

The Ridge at Northlake

A maturing community in the Argyle/Northlake corridor with Argyle ISD schools, now in its later phases. Taylor Morrison is the active builder, joined by David Weekley Homes.

Landmark by Hillwood

The roughly 3,200-acre Hillwood development at I-35W and Robson Ranch Road, outside the Town of Argyle and served by Denton ISD, with nine Phase 1 builders and its first residents moving in during summer 2026.

Luxury product along US 377

New luxury new construction from builders such as Toll Brothers, Highland Homes, and David Weekley has expanded the higher-end options in the Argyle area.

Builder incentives, financing offers, pricing, inventory, homesites, and availability are subject to change without notice. Offers may have eligibility requirements, and not every buyer will qualify.

Jurisdiction
Where the Property Really Is

What does "Argyle" mean for taxes, zoning, and services?

Argyle is an incorporated town in Denton County, but the Argyle market is bigger than the town limits. Much of the Argyle 76226 ZIP code, and several communities marketed as Argyle, sit in unincorporated Denton County, in another town's extraterritorial jurisdiction (ETJ), or inside a neighboring city. Mailing address, municipality, school district, and marketing area do not always match.

Communities near Argyle, and where they actually sit

Furst Ranch carries Argyle-area addresses but is located in the Flower Mound area west of the town, just outside the Town of Argyle. Harvest spans Argyle and Northlake. Canyon Falls spans sections across Argyle, Flower Mound, and Northlake, with some sections in Argyle's ETJ. The Ridge at Northlake sits in the Argyle/Northlake corridor with Argyle ISD schools. Landmark by Hillwood is outside town limits along I-35W and is served by Denton ISD. Each of these shows up in a typical Argyle buyer's comparison set, yet each has its own municipality, tax districts, and school zone.

Why jurisdiction matters to a seller

Property taxes, HOA or community assessments, waste and water providers, planned roads, and future growth all follow property lines rather than a post office. A buyer comparing two similar-looking homes may see very different monthly costs and different schools. The seller's job is to present the property correctly: state the true municipality and taxing units, and let the buyer verify school assignment with the district by address.

The cleanest way to confirm jurisdiction is the county tax record, which lists every taxing entity attached to the property. The current Argyle city guide and the relocating to Argyle guide cover each community and district in more detail, and the individual community guides for Furst Ranch, Harvest, Canyon Falls, and The Ridge at Northlake go property-specific.

Schools
Attendance Boundaries

Which school district serves the home, and how do you verify it?

Most of the Town of Argyle is served by Argyle ISD, a fast-growing district whose attendance area extends beyond town limits into neighboring communities. But school zoning follows district attendance boundaries, not the USPS address: parts of the Argyle 76226 area, most of Harvest, and portions of Canyon Falls are zoned to Northwest ISD instead. A buyer with an Argyle mailing address can still be a Northwest ISD household.

Boundaries also change over time. Argyle ISD opened Scott Gibson Middle School for the 2026-27 school year and adjusted attendance zones around it, and the new Argyle High School stadium opened in August 2026. Northwest ISD is re-establishing high school boundaries for the 2027-28 school year as Davis High School prepares to open. What the schools, families and school assignments matter for resale is huge: school zones are among the first filters buyers apply.

Boundaries can change, and buyers should verify current assignments directly with the applicable school district for the exact address. Sellers should state the district truthfully and let the district answer which campus serves the home today. My Argyle ISD attendance zone explainer and my Northwest ISD high school rezoning update break down what changed and why, and the schools guide collects the district context in one place.

Commute
Roads and Growth

How do routes and infrastructure change a home's appeal?

Argyle sits along the I-35W corridor, roughly 35 miles northwest of downtown Dallas and about 30 to 40 minutes from DFW Airport in normal traffic. I-35W is the main spine, US 377 runs north toward Denton, and FM 407 ties the Town of Argyle to Northlake and to the interchange work that wrapped up in 2026. The FM 407 and I-35W interchange completion improved a stretch that matters to nearly every buyer in this corridor.

What is open now, and what is planned, shapes how buyers compare communities. Open and operating in the area include the Harvest Town Center retail anchors, the new Argyle ISD stadium, and a new Argyle ISD middle school. Planned and later-phase items include Argyle Legacy High School, later Landmark and Furst Ranch phases, a grocery anchor at Furst Ranch, and additional retail along US 377. More detail is in my Infrastructure and growth in Northlake and Argyle article and in the Argyle city guide.

Checklists
Buyer and Seller Reality

What homeowners and sellers should know

  • The real competition is active builder inventory in the same price band, not just other resale listings. Price with both in view.
  • The first two weeks after listing carry the heaviest buyer attention. That is when overpricing hurts the most.
  • Presentation is judged against new-home photography: clean, bright, neutral, and staged where it counts.
  • HOA dues, PID assessments, MUD taxes, and school property taxes transfer with the property. Disclose them accurately because every buyer runs the monthly total.
  • Deferred maintenance surfaces in inspections and appraisals, not in photography. Fixing the visible items before listing avoids last-minute credits.
  • Plan the sequence of your next move. Whether you buy first or sell first changes how you negotiate, and the North Texas selling guide covers the full framework.

What buyers and relocating families should verify

  • Verify the current school assignment and attendance boundaries with the applicable district for the exact address, not the mailing address.
  • Confirm the municipality or ETJ, the county, and every taxing entity. The property tax record lists them.
  • Budget the full monthly cost of ownership: HOA dues, PID and MUD assessments, and property taxes on top of the mortgage.
  • Compare resale against new construction on total cost, incentives, lot, and move-in timing. My new construction vs resale guide walks through it.
  • Check the commute on current routes and planned improvements so the daily drive matches expectations.
  • Plan for inspection, appraisal, and financing timelines. The relocation guide sequences the steps for households moving into the area.

Preparation
Return on Preparation

What preparations generally deliver the best return?

The repairs and upgrades that pay off are the ones buyers can see in the first five seconds of a photo: clean, neutral interiors, updated light fixtures, fresh paint in move-in condition, tidy defined landscaping, and a front door and entry that photograph well. Deferred maintenance items such as roof age, HVAC age, and water staining get flagged by inspectors, so addressing them before listing avoids last-minute credits.

I do not recommend remodeling before every sale. Some projects return more than they cost and some return less, depending on the buyer your price point attracts. My preparation plan lists what to fix, what to declutter and stage, and what genuinely does not matter for your specific home, so you spend where it shows.

Timeline
Sale Timing

How long might selling take?

The latest available Redfin data reports an average of approximately 47 days on market for Argyle homes during the three months ending July 2026. That is an area-wide figure rather than a prediction for an individual property. Luxury homes, acreage properties, newer resale homes, and homes in master-planned communities can have very different selling timelines. Pricing, presentation, builder competition, property condition, seasonality, and the number of comparable homes available all influence how quickly a specific home attracts an acceptable offer.

Once an offer is accepted, the contract period to closing for a financed sale usually runs 30 to 45 days, depending on appraisal, inspection, and buyer financing. I give a property-specific estimate after the strategy consultation rather than a generic promise.

Relocation
Moving Orders

Should the homeowner sell before relocating?

There is no single right order. Selling first gives you cash certainty and removes the pressure of carrying two homes, but it can mean temporary housing if your next city timeline does not line up. Buying first avoids a double move but requires you to qualify for and carry the new home while the current home sells, and it can push you into a contingent or bridge strategy.

The deciding factors are your equity, your qualification position, the timeline of the new job or school year, and the current pace of the market in both cities. I work with relocating households regularly and I walk through the numbers so you choose the order that fits your actual situation, not a generic rule. If the next stop is Argyle itself, the moving to Argyle guide covers relocation timing, schools, taxes, and communities so the two sides of the move line up.

Costs
HOA, PID, MUD, Taxes

How do HOA, PID, MUD, and property taxes affect buyer comparisons?

Buyers in Argyle and the surrounding Denton County communities compare more than the listing price. Homeowners association fees, public improvement district assessments, municipal utility districts, and property taxes each add a monthly number to the total cost of ownership, and they vary a lot between communities and between older and newer sections.

When I price and position a resale listing, I know what the competing new communities charge and I make sure buyers see the true cost picture. A lower listing price with heavy assessments can end up more expensive per month than a slightly higher price with none, and explaining that comparison is how a resale home wins the buyer who is comparing it against a build.

Process
How I List Homes

What is Theresa's listing process?

The process is the same framework I use for every listing I take: data, preparation, professional marketing, negotiation, and transaction oversight. Here is what it looks like in order. For the full North Texas framework, the complete selling guide walks through pricing, preparation, and positioning from start to finish.

01

Strategy consultation

We start with your timeline, equity goals, and next move, then pull current market data for your specific neighborhood and price range.

02

Data-driven pricing

I build a pricing plan from recent sold data, active competition, and days-on-market trends for Argyle and the surrounding corridor, not a number chosen to win the listing.

03

Home preparation plan

A prioritized walkthrough of repairs, decluttering, and staging guidance calibrated to what buyers in your price range and neighborhood actually respond to.

04

Professional marketing launch

Professional photography, compelling copy, an AI-powered listing site, and Zillow Showcase visibility so qualified buyers see the home first.

05

Showings and feedback loop

Every showing is coordinated, buyer feedback is collected, and market signals are monitored so strategy adjusts when the data says it should.

06

Broker-level negotiation and closing

As the Broker of Covenant Heritage Realty, I advocate across price, terms, timelines, contingencies, and closing conditions with full transaction oversight.

Perspective
Broker Insight

Theresa De La Rosa's broker perspective

I am the Broker of Covenant Heritage Realty, and I have spent over 18 years in real estate, with most of them in this North Texas corridor. Being a Broker means I hold final responsibility for the transaction, and it shapes how I advise sellers: I read the data weekly, not monthly, and I update the plan when the market or the builders move.

In Argyle specifically, the seller's real question is rarely "should I list?" but "how do I price and position against everything a buyer can buy instead?". That includes other resale homes and the new homes builders are selling with incentives. I track builder activity, advertised incentives, and new-home pricing in the same school zones, and I use that picture, together with your home's own sold history and competition, to set a defensible list price.

One distinction is worth stating plainly: in a new-home sale, the builder's sales representative represents the builder. When you list your resale home with me, you are my client, and my duty is to you. That clarity matters during pricing, offer review, and negotiation, and I negotiate on price and terms, not just on price.

Finally, a note on disclosures and expectations: prices, incentives, inventory, homesites, and availability change without notice, and offers carry eligibility requirements. Before I ever quote a figure, I verify it against a current source. I never promise a time-on-market number or a sale price; I promise a strategy that is honest, current, and adjusted as the data changes.

Seller FAQ
Frequently Asked Questions

Frequently Asked Questions About Selling a Home in Argyle

How much is my Argyle home worth?

An Argyle home's value depends on more than a citywide average. The municipality, school assignment, neighborhood, lot size, age, condition, improvements, competing listings, builder inventory, and recent comparable sales all affect value. I prepare a property-specific analysis using current resale and new-construction competition before recommending a listing price.

How does new construction affect an Argyle resale home?

New construction can affect both price expectations and buyer incentives. Builders may offer financing incentives, closing-cost contributions, or upgrades that are not reflected in the advertised base price. A resale home can compete through location, lot characteristics, established landscaping, completed improvements, immediate availability, and a properly explained total cost of ownership.

Should I renovate before selling my Argyle home?

Not automatically. Some visible improvements—fresh paint, lighting, landscaping, repairs, professional cleaning, and thoughtful staging—may improve presentation without requiring a major renovation. The best preparation plan depends on the home, price range, condition, and likely buyer.

How long does it take to sell a home in Argyle?

Redfin reported an area-wide average of approximately 47 days on market for the three months ending July 2026, but individual results vary. Luxury homes, acreage, custom properties, and homes competing against builder inventory may take more or less time. The contract-to-closing period is separate and commonly takes approximately 30 to 45 days for a financed buyer.

Can Theresa help me sell in Harvest, Canyon Falls, or another Argyle-area community?

Yes. I help sellers evaluate their specific competition, including resale homes, builder inventory, school-zone considerations, community assessments, and buyer expectations throughout Argyle and the surrounding Denton County corridor.
