Moving to Argyle, Texas
Theresa De La Rosa, Broker, REALTOR® | Covenant Heritage Realty | In DFW Living Group
Moving to Argyle, Texas, usually means moving for one of three reasons: the school district, the space, or the pace. Argyle ISD is highly rated by independent school-ranking services and received an A in the Texas Education Agency's 2025 accountability ratings. Ratings, attendance boundaries, feeder patterns, and campus assignments can change, so buyers should verify current information directly with Argyle ISD and the Texas Education Agency. The town still offers the wide lots and equestrian-friendly character that originally drew families here.
This guide covers where the town sits, which communities are actually inside the municipality, school districts, taxes, housing styles, commute routes, what is open versus planned, and how I help relocating families pull off the move from another state.
Updated September 2026. School boundaries and market data change; verify current details with official sources.
Where is the city located?
Argyle is a town in southern Denton County along the US 377 corridor, west of I-35W and between the Denton and Fort Worth employment areas. Residents use US 377, FM 407, I-35W, State Highway 114, and State Highway 170 to reach Denton, Alliance, Fort Worth, Dallas-area employment centers, and DFW International Airport. Drive times vary substantially by the property's location, route, traffic, construction, and time of day.
The town itself is compact, and the surrounding area carries an Argyle identity even where addresses fall outside the city limits. For a closer look at homes, schools, and the town itself, see the Argyle city guide. When you evaluate homes, the map that matters is the school district map and the city services map, not just the mailing address.
Which communities are actually within the municipality?
Mailing address, municipality, extraterritorial jurisdiction (ETJ), school district, and marketing area do not always match. A home can carry an Argyle mailing address while sitting in unincorporated Denton County or in a neighboring town, and marketing materials often use "Argyle" loosely for the whole corridor.
In practice: The Ridge at Northlake sits in the Argyle/Northlake corridor just north of the Town of Argyle, with Argyle ISD schools. Harvest spans the city limits of both Argyle and Northlake, with school assignment split by section. Landmark by Hillwood sits at I-35W and Robson Ranch Road outside the Town of Argyle, is marketed with the Argyle-area identity, and is served by Denton ISD. Furst Ranch is a master-planned community in Flower Mound just south of the town, with Argyle-area mailing addresses and Argyle ISD school connections rather than a location inside the Town of Argyle. Established neighborhoods such as Hills of Argyle, Steeplechase, and 5T Ranch round out the Argyle-area inventory.
Before you buy, confirm three separate things for the exact property: the incorporated city or county jurisdiction, the school district and attendance zone, and the civil services (water, sewer, fire, EMS) that serve the address. Each can be different.
Which school districts serve different areas?
Most of Argyle is served by Argyle ISD, which Niche ranked #1 in Denton County in its 2026 Best School Districts rankings and which received an "A" in the Texas Education Agency's 2025 accountability ratings. Argyle ISD has added capacity recently: Scott Gibson Middle School opened in August 2026, and the current Argyle Middle School campus on US 377 is planned to transition into Argyle Legacy High School for the 2027-28 school year.
Not every home in the area is Argyle ISD. Parts of Harvest and Canyon Falls fall in Northwest ISD, and Landmark by Hillwood is served by Denton ISD. Northwest ISD received a "B" rating from TEA in the 2025 accountability ratings, and Denton ISD has held the highest financial integrity rating for 23 consecutive years. School assignments must be verified by exact address, since attendance zones and feeder patterns can change.
School attendance boundaries, feeder patterns and ratings can change. Buyers must verify the current assignment for the specific property directly with the applicable school district before making a purchase decision.
What tax and assessment differences should buyers compare?
Homeowners association dues, public improvement district (PID) assessments, municipal utility district (MUD) taxes, and school property taxes all vary by community and by section within a community. Newer phases often carry assessments that older sections have already paid down, and a brand-new community tax bill can rise as the tax base is reappraised during build-out.
Texas has no state personal income tax, so property taxes are the primary ongoing property cost. The practical move is to compare total monthly cost across the homes you are considering: mortgage principal and interest, property insurance, property taxes, HOA dues, and any PID or MUD assessments. A lower price can carry a higher monthly total once assessments are included.
What kinds of homes are available?
Argyle inventory spans several very different product types: horse properties and estate lots on acreage, custom-built estate homes, established resale in older neighborhoods, and new master-planned construction across a wide price range in communities such as Harvest and Furst Ranch and the custom enclaves along US 377. For a detailed look at builder communities, floor plans, and timelines, see the new construction guide.
The range matters because buyers often assume "Argyle" means one thing. In a single afternoon you can tour a patio home, a half-acre estate lot, and a working horse property. Deciding which product fits your needs first, then comparing communities within that product type, is how relocating buyers narrow the search efficiently.
How does new construction compare with resale?
New construction in the Argyle area offers current floor plans, builder warranties, design-center choices, and sometimes financing incentives, but it also means construction timelines, upgrade decisions, lot premiums, and a tax bill that can grow as the community builds out. Resale offers immediate occupancy, matured landscaping and lots, established HOA records and known assessments, and negotiating room on condition-related items.
The right answer depends on your timeline, your risk tolerance, and the school zone you want. I lay out the full cost and timeline picture for both sides before you commit, including what each option does to your move-in date.
What should buyers know about commute routes?
I-35W is the main spine, connecting Argyle to Fort Worth, the Alliance employment center, and points south toward Dallas. US 377 runs through town north to south toward Denton, FM 407 links to the Northlake communities and I-35W, and US 114 and 170 serve the Justin area to the west. Interim improvements at the FM 407 and I-35W interchange wrapped up in summer 2026, while the larger FM 407 widening remains in planning with construction expected to begin in 2027. Source: Community Impact on the FM 407 at I-35W improvements.
DFW Airport access runs through the same I-35W and 114 corridor, and actual drive times depend on location, route, traffic, and time of day. The corridor also serves medical and tech employment clusters along 121 and 35W. Like any growing community, school-hour traffic on the two-lane stretches is a real consideration for the morning rush.
What is open now versus planned?
The 2026 picture: Harvest Town Center is operating, Scott Gibson Middle School opened in August 2026 for the 2026-27 school year, Landmark by Hillwood welcomed its first residents in summer 2026, and interim FM 407 at I-35W interchange improvements wrapped up in summer 2026. Along US 377, established facilities such as Medical City Argyle Hospital and local clinics currently serve residents.
Planned and approved: Argyle Legacy High School for the 2027-28 school year, later phases at Landmark and Furst Ranch, an H-E-B grocery store that has purchased land at Furst Ranch (approved, with no construction date announced), and the Baylor Scott & White wellness campus at the Heritage development on the I-35W corridor, approved in 2025 with Phase 1 targeted for 2027. Sources: Community Impact on the Argyle wellness campus and grocery and Community Impact on H-E-B at Furst Ranch. In a community growing this quickly, "open today" versus "planned next quarter" matters to your daily life, so I separate the two when we tour.
What should relocating buyers coordinate before moving to Argyle?
Relocating buyers should coordinate financing approval, the timing of their current home sale, travel for home tours, school enrollment, inspections, insurance, utilities, closing, and the physical move. Buyers purchasing new construction must also account for builder timelines, possible construction delays, design decisions, independent inspections, and the difference between an estimated completion date and a guaranteed closing date.

How can Theresa help with remote tours, builders, inspections, and timelines?
I handle the parts of the move that are hard to do from another state: live video tours scheduled with you, recorded walkthroughs of homes and communities on your short list, direct coordination with builders on lots, floor plans, incentives and contract terms, representation at inspections, and a written timeline that lines up your sale, your close, your school enrollment, and your moving truck.
Many of my relocating clients make one well-planned trip to North Texas and close with confidence after a single visit. I make sure everything that can be verified remotely is verified before you fly in. Military families have a dedicated resource in the Military and Veterans guide, and the broader Relocation Guide covers the full North Texas move town by town.
Frequently Asked Questions About Moving to Argyle
Is every home with an Argyle address inside the Town of Argyle?
No. An Argyle mailing address does not necessarily establish the municipality, school district, utility provider, tax structure, or emergency-service jurisdiction. Buyers should verify each of these for the exact property.
What school district serves Argyle?
Many Argyle properties are served by Argyle ISD, but some nearby communities and Argyle-address properties may be served by Northwest ISD or Denton ISD. Attendance is address-specific and should be verified directly with the applicable district.
Is Argyle convenient for commuting?
Argyle provides access to US 377, FM 407 and I-35W, with connections to Denton, Alliance, Fort Worth and DFW Airport. Actual commute times vary significantly by location, traffic, construction and time of day.
Does Argyle have new-construction homes?
Yes. The broader Argyle corridor includes master-planned, production, semi-custom and custom construction. Municipality, mailing address, school district, builder participation, pricing and availability vary by community and should be verified before purchasing.
What should buyers compare besides the home price?
Buyers should compare property taxes, HOA dues, PID or MUD obligations, insurance, school assignment, commute, utilities, lot premiums, builder incentives and expected maintenance. The total monthly and long-term cost can differ substantially between communities.
