New Construction in Argyle, TX: Homes, Builders and Buyer Representation

“New construction in the Argyle area includes homes within the Town of Argyle as well as developments marketed with Argyle addresses, Argyle ISD access or proximity to the broader Argyle–Northlake corridor. Those descriptions do not always mean the property is inside Argyle town limits. I help buyers compare the exact municipality, school assignment, builder, homesite, ownership costs and available incentives before signing a builder contract.”

Start with the geography

What Does “Argyle New Construction” Actually Mean?

“Argyle can describe several different things in a real estate search: the incorporated Town of Argyle, an Argyle postal address, the Argyle extraterritorial jurisdiction, a property served by Argyle ISD or the broader Argyle–Northlake market area. These boundaries do not always match.”

“Before comparing homes, verify the property's incorporated municipality or county jurisdiction, school district and attendance zone, utilities, emergency-service districts, HOA and special taxing entities. An Argyle mailing address or Argyle ISD assignment does not by itself establish that the property is within the Town of Argyle.”

“Builder marketing descriptions add another layer: a community can advertise an Argyle location, an Argyle model-home address or an Argyle ZIP code while its homes sit in the town's extraterritorial jurisdiction, in unincorporated Denton County or in a neighboring municipality. Furst Ranch is a real example: it is governed by the Town of Flower Mound yet carries Argyle mailing addresses and Argyle ISD school context. The exact tax bill, school assignment and municipal services follow the property's actual jurisdiction, not the address printed in the brochure.”

Argyle Address ≠ Argyle Town Limits ≠ Argyle ISD

Town of Argyle

The incorporated municipality in Denton County. Properties inside the town limits receive municipal services, permits and governance through the Town of Argyle.

Argyle mailing address

A postal address assigned by postal-service addressing, which does not by itself establish the incorporated town, school district or taxing entities for a property.

Argyle extraterritorial jurisdiction (ETJ)

Unincorporated land near the town where Argyle holds planning and subdivision-approval authority, but where the town does not provide city services or governance.

Unincorporated areas

Land outside any city limits, governed by the county for many services and subject to county rules rather than town ordinances.

School-district boundaries

Attendance boundaries set by each independent school district. They can differ from town limits and mailing addresses, and a single community can span more than one district.

Builder marketing descriptions

How a developer or builder labels a community for marketing. These labels are not a legal description of the municipality, school district or taxing entities for a specific property.

For the full picture of the town, schools, taxes and commutes, read Moving to Argyle, Texas. For the side-by-side community comparison across Argyle and Northlake, including pricing, builders, amenities and HOA detail, see the Argyle and Northlake new-construction comparison guide.

Where Buyers Find New Construction in the Argyle Area

New construction in the Argyle area is concentrated in a handful of communities and developments, with builder participation and inventory changing frequently. The table below lists the communities marketed in the Argyle corridor with their verified location, development status and current builder activity, followed by the details buyers should verify for the exact property. For the full side-by-side comparison with pricing, amenities, HOA and special-district detail, use the Argyle and Northlake new-construction comparison guide.

Community or Area Verified location and status context What buyers should verify
Harvest Harvest is a Hillwood agrihood spanning portions of the Argyle and Northlake city limits at I-35W and FM 407. Argyle ISD or Northwest ISD by address, with on-site elementary campuses. Reviewed September 2026: mature, late-stage community; most homes are built, with new construction continuing in limited pockets. Verify the exact municipality or ETJ status, school district and attendance zone, HOA, special taxing entities and which builders are actively selling for the specific property and section. Active builders include Toll Brothers, Highland Homes, Drees Custom Homes, Taylor Morrison, David Weekley Homes and Tri Pointe Homes, with availability varying.
Sagebrook (M/I Homes) Marketed with an Argyle address in the broader Argyle area. The community sits in the Argyle extraterritorial jurisdiction and unincorporated Denton County rather than inside Argyle town limits, near US 377 and I-35W. Reviewed September 2026: now selling, with the newest phase of homesites open. Verify the exact municipality or ETJ status, school district and attendance zone, taxes and special districts, plus current lot, price and availability directly with the builder. M/I Homes' community page lists Denton ISD; confirm the current assignment with the district for the exact address.
The Ridge at Northlake Sits in the Argyle/Northlake corridor along I-35W in Denton County, marketed with an Argyle identity and Argyle-area addresses, with Argyle ISD school context. Marketing identity, municipality and the address used for mail can differ; verify for the specific property. Confirm the current builders selling in that section, homesite availability, base price versus completed price, HOA dues, and any MMD or other special-district assessment. Reviewed September 2026: maturing and largely built out, with Taylor Morrison and David Weekley Homes active and quick move-in inventory available.
Furst Ranch A master-planned community in the Town of Flower Mound, southern Denton County, around US 377 and FM 1171. Homes carry Argyle mailing addresses and the community is zoned to Argyle ISD. Furst Ranch is not inside the Town of Argyle. Verify the municipality (Flower Mound), the exact school assignment, taxing entities, HOA and special districts, and which builders are actively selling for the specific phase and homesite. Furst Ranch is in an early stage of development. The developer currently lists nine builders, with offerings in High Plains and additional phases planned. Confirm each builder's current sales status, available homes and homesites directly. A developer-listed builder does not automatically mean that builder currently has homes available.
Canyon Falls Spans multiple jurisdictional areas in the Argyle, Northlake and Flower Mound corridor, with some sections in the Argyle ETJ. Argyle ISD or Northwest ISD depending on the exact lot location. Verify the exact municipality, ETJ status, school district, WCID and HOA for the property. Confirm the current builders selling in that section, homesite availability, base price versus completed price, HOA dues, WCID or other special districts, and construction timeline. Reviewed September 2026: late development phase and largely built out, with Chesmar Homes and Windmiller Homes active.
Enclave at Hickory Hill (Toll Brothers) Toll Brothers markets Enclave at Hickory Hill with an Argyle address and lists new-construction homes on one-acre homesites, with quick move-in opportunities available. The builder lists Argyle ISD. Verify the exact municipal or county jurisdiction and school assignment for the homesite. Confirm current homes and buildable lots, completed purchase price, homesite size, HOA requirements, taxing entities, utility providers, school assignment and construction timeline.

Community availability checked: October 2, 2026. Builder participation, inventory, pricing and incentives change frequently; confirm current availability directly with each builder before making a decision.

Upcoming Argyle-Area New-Construction Communities

These communities are announced by their builders but are not yet selling homes. Confirm timing, pricing and availability directly with the builder before planning a visit or purchase.

Brookview — Flower Mound Coming Soon

Normandy Homes and CB JENI Homes list Brookview as an upcoming community in Flower Mound near Cross Timbers Road and Canyon Falls Drive, with Argyle ISD listed by the builders. Normandy plans single-family homes, while CB JENI plans townhomes. Pricing, sales availability, model-opening dates and school assignments should be confirmed before planning a purchase.

Verified October 2, 2026: Normandy’s official page lists Brookview as a future location with an anticipated spring 2027 arrival. Treat any spring 2027 date as an anticipated model opening, not a guaranteed sales opening. Brookview is in Flower Mound and is not inside the Town of Argyle.

For Lakes of Argyle, confirm directly whether any builder-owned new homes or buildable homesites remain. Current new-construction availability has not been verified for this guide. A mailing address in the Argyle area does not by itself tell you a property's municipality, school district or taxing entities, and builder activity changes frequently. Verify each item for the exact address before making a decision. For the town itself, including schools, taxes and daily life, see the Argyle city guide, and for the full side-by-side data across Argyle and Northlake, use the Argyle and Northlake new-construction comparison guide.

Nearby Communities Outside Argyle

These communities are often marketed in the same corridor but sit in neighboring municipalities. They are not Argyle developments; confirm the correct town for each before comparing.

What buyers receive

What I Help Argyle New-Construction Buyers Compare

Comparing new construction in the Argyle area means comparing far more than the advertised base price. Here is what I help buyers work through, property by property.

Active communities and builders
Quick move-in homes versus building from the ground up
Base price versus completed price
Homesite and lot premiums
Structural options and design-center selections
Builder incentives and preferred-lender offers
Property taxes and special-district costs
HOA dues and association requirements
Municipality and school assignments
Builder contract dates and buyer obligations
Independent inspection options
Construction and closing timelines
Potential resale considerations
Two ways to buy new

Quick Move-In Home or Build From the Ground Up?

“A quick move-in or inventory home may offer a shorter and more predictable path to closing, but the builder may have already selected structural options and finishes. A to-be-built home may provide more opportunities for personalization when purchased early enough, subject to the builder's available plans, construction stage and selection deadlines.”

“Advertised completion dates are estimates unless the contract states otherwise. Weather, permitting, labor, materials, inspections and utility connections can affect the construction timeline.”

“Compare the completed purchase price—including the homesite, structural selections, design choices and required charges—rather than relying only on the advertised base price.”

Ownership costs

What an Argyle-Area New Home Can Cost Beyond the Base Price

The advertised base price is rarely the full picture. Buyers commonly compare the following on top of the purchase price:

Lot or homesite premiums
Structural upgrades
Design-center selections
Property taxes
HOA dues
Applicable PID, MUD, WCID, FWSD, MMD or other district charges
Homeowners insurance
Lender and closing costs
Window treatments, landscaping and other post-closing purchases
Tax estimates based on land or incomplete construction

“Special districts and assessments do not apply uniformly throughout the Argyle area. Verify the exact taxing entities, current rates, exemptions and assessments for the property through official records.”

“New-construction tax records may initially reflect land only or partially completed improvements. Buyers should estimate future taxes using the anticipated completed value and all applicable taxing entities rather than relying solely on the previous tax bill or a builder estimate.”

Municipal services and special districts

Municipal services follow the property's actual jurisdiction. A home inside the Town of Argyle receives city water, sewer, street, fire and emergency services through the town and its providers, while a home in the Argyle ETJ or in unincorporated Denton County relies on county services, utility districts or other providers for the same functions. Confirm which entity provides water, sewer, fire and EMS for the exact address before comparing communities.

PID and MUD considerations: Public Improvement Districts and Municipal Utility Districts fund infrastructure such as streets, water, sewer and drainage for new communities, and the assessments appear on top of the county, city and school-district property taxes. PIDs are typically administered through the applicable city or county, while MUDs operate as independent taxing entities. Not every Argyle-area community carries one, and the assessment varies by property, phase and bond program, so verify which districts serve the exact homesite and what the annual installment is.

For a closer look at how taxes, HOA, PID, MUD and WCID costs stack up in this corridor, see HOA, PID and MUD costs in Argyle and Northlake. For the full ownership-cost picture, including homestead exemptions and appraisal districts, read the North Texas property-tax and ownership-cost guide.

Schools

Does an Argyle Address Mean the Home Is in Argyle ISD?

“No. A postal address, municipal boundary and school-district boundary are separate. Some properties outside the Town of Argyle may be served by Argyle ISD, while an address marketed as being in the Argyle area should still be verified individually. School attendance zones and feeder patterns can change.”

Because school assignments are address-specific and can change, I help buyers verify the district and attendance area for the exact property before they commit. Start with these official sources:

School attendance zones and feeder patterns can change, and nearby districts may serve different sections of the same community. For more on how boundaries apply to new-construction homes, read Argyle ISD attendance zones and new construction, and for the full explanation of how district and campus assignments work by address, see the North Texas school-district guide.

Incentives

How Argyle Builder Incentives Should Be Compared

“Builder incentives may include closing-cost credits, temporary or permanent interest-rate buydowns, design allowances or price adjustments. Offers are temporary, property-specific and subject to qualification. Some require the buyer to use the builder's affiliated lender or title company.”

“The largest advertised incentive is not automatically the best financial option. Compare the completed purchase price, Loan Estimate, interest rate, points, closing costs, monthly payment and long-term cost.”

I only publish a specific incentive when it is verified on the builder's official website, applies to the named property or community, and is accompanied by an expiration or verification date, and I update or remove it when it is no longer available. If you are considering a specific home, ask me about the current offers verified for that property.

Buyer checklist

Before Visiting an Argyle-Area Model Home

A little preparation goes a long way. Work through this checklist before you register or tour:

  1. 1

Contact your broker before registering with a builder.

  2. 2

Establish representation and compensation in writing.

  3. 3

Confirm whether the property is inside Argyle, in an ETJ or in another municipality.

  4. 4

Verify the school district and assigned campuses.

  5. 5

Compare the advertised base price with the completed price.

  6. 6

Review the exact taxing entities, HOA and special assessments.

  7. 7

Compare builder-affiliated financing with other loan estimates.

  8. 8

Discuss independent inspections permitted under the builder’s process.

  9. 9

Review deposits, deadlines, change orders, financing and cancellation provisions.

  10. 10

Do not rely on verbal promises; obtain material terms in writing.

Builder registration and broker-participation policies vary. Contact Theresa before the first visit or online registration so representation requirements can be confirmed.

Representation

Buyer Representation and Compensation

“Builder sales representatives represent the builder. An independent buyer's broker represents the buyer under the terms of a written representation agreement.”

“Buyer-broker services and compensation are negotiable and must be documented in writing. Compensation may be offered by a builder or seller, paid by the buyer or handled through another agreed arrangement. Builder-paid compensation is not guaranteed.”

“Theresa helps buyers understand transaction terms, deadlines and obligations and recommends consultation with a qualified attorney when legal interpretation is needed.”

Theresa De La Rosa’s Argyle New-Construction Perspective

“I help buyers separate the address printed in a listing from the details that govern the property. In the Argyle corridor, that means confirming the municipality, school district, taxing entities, HOA, builder terms and completed monthly cost for the exact homesite. I also help buyers compare new construction with available resale homes so they can evaluate incentives, timing, condition and long-term ownership considerations together.”

Argyle new construction FAQ

Frequently Asked Questions About Argyle New Construction

Is new construction available in Argyle?

“Yes. New-construction options can be found within the Town of Argyle and throughout the broader Argyle corridor. Some developments use an Argyle mailing address, sit in an Argyle ETJ or are served by Argyle ISD without being inside the incorporated town. Builder participation and inventory change, so verify the exact property and current availability before making a decision.”

Does an Argyle mailing address mean the home is inside Argyle?

“No. A mailing address is set by postal-service addressing, not by town limits. Furst Ranch is a real example: homes there carry Argyle mailing addresses but are governed by the Town of Flower Mound. An Argyle address does not establish the municipality, school district or taxing entities for a property; verify the incorporated town or county jurisdiction for the exact homesite.”

Is every Argyle-address property assigned to Argyle ISD?

“No. School assignments are address-specific and determined by each district's current attendance boundaries. A property with an Argyle mailing address can be assigned to Argyle ISD, Northwest ISD, Denton ISD or another district depending on the exact location. Verify the district and assigned campuses for the specific property with the applicable district before purchasing.”

Can a buyer use an independent broker with a builder?

“Yes, in most cases, but builder registration and broker-participation rules vary. Contact your broker before visiting a model home or registering online so representation requirements can be addressed in advance. Buyer representation and compensation are negotiable and must be documented in writing; builder-paid compensation is not guaranteed.”

Should a new home receive an independent inspection?

“Independent inspections may be appropriate at available construction stages, subject to the builder's contract, schedule and access requirements. A licensed inspector, not the real estate broker, performs the inspection. Ask which stages the builder permits, including pre-pour, pre-drywall and final walkthrough, before committing.”

How should buyers compare builder incentives?

“Compare the completed purchase price, Loan Estimate, interest rate, points, closing costs, monthly payment and long-term cost rather than the largest advertised number, and read the conditions, such as using the builder's preferred lender or closing by a set date. Incentives are temporary, property-specific and subject to qualification, and not every offer is negotiable. Get any agreed terms in writing.”

How are new-construction property taxes estimated?

“New-construction tax records may initially reflect land only or partially completed improvements. Estimate future taxes using the anticipated completed value and all applicable taxing entities, including county, city, school district and any special districts such as PID, MUD or MMD, rather than relying only on the previous tax bill or a builder estimate. Verify the exact taxing entities, current rates, exemptions and assessments through official appraisal-district records for the specific property.”
