Selling a Home in Northlake, Texas
Theresa De La Rosa, Broker, REALTOR® | Covenant Heritage Realty | In DFW Living Group
Northlake has grown into one of the most active new construction markets in Denton County, which changes what it takes to sell a resale home here. This guide covers the current market, how to price against builders, what preparation matters, and exactly how my listing practice works.
Updated September 2026. Market figures are drawn from public sources and are subject to change.
How is the Northlake housing market performing?
The latest available Redfin data, covering the three months ending July 2026, reports a Northlake median sale price of approximately $549,725, up 4.7% from the same period one year earlier. Homes averaged approximately 74 days on market, compared with 77 days the previous year.
Zillow measures a different statistic—the typical home value rather than the median price of homes sold. As of July 31, 2026, Zillow reported a Northlake typical home value of approximately $494,619, down 3.4% year over year.
These measurements are not contradictory because they track different groups of properties and use different methodologies. Northlake's mix of builder sales, newer resale homes, luxury properties, and master-planned communities can also cause citywide numbers to fluctuate.
Before recommending a listing price, I analyze the home's specific community, recent comparable sales, active resale competition, builder inventory, current incentives, school assignment, lot characteristics, improvements, condition, and buyer activity within the relevant price range.

How should homes be priced?
In a market with heavy new-home supply, the asking price is the single strongest signal you send. A home priced against the newest comparable new construction attracts attention in its first weeks; a home priced above that comparison sits, and the reduction that follows is visible to every buyer watching.
My pricing analysis for Northlake uses recent closed sales in your community, active resale competition, current builder pricing and incentives in the same neighborhoods, pending sales showing where demand is concentrating, and buyer activity data. The goal is a price that is defensible to a buyer and their lender, while leaving room for your preparation plan to do its work.
How does new construction affect resale sellers?
Northlake is one of the few places where a resale seller can be competing with dozens of new homes in the same school zone at the same time. Builders regularly offer financed incentives, quick move-in inventory, and design-center packages that a resale home cannot reproduce. A resale home competes instead on location within an established neighborhood, a larger or mature lot, completed landscaping, and immediate move-in timing without a build wait.
I track which builders are actively selling, what incentives are advertised, and how new pricing compares with resale in the same communities and school zones. That tells us whether to price against the newest new home, highlight resale-specific advantages, or both, so your listing is positioned against what buyers are actually seeing.
Which communities have the most direct builder competition?
Most Northlake buyers start by comparing several master-planned communities at once. These are the ones that show up most often in a resale-versus-new comparison. For which communities actually sit inside the town limits, see the Northlake city guide.
Pecan Square
A Hillwood village-center community lying entirely within the Town of Northlake, with a wide range of active builders and resort-style amenities, drawing buyers who might otherwise consider a resale home.
Harvest
The 1,200-acre Hillwood agrihood spans the city limits of Argyle and Northlake, with a working farm, two resort-style pools, and on-site schools. School assignment and municipal services vary by section.
Canyon Falls
A nature-focused community with dramatic canyon terrain and extensive trails that spans Northlake, Flower Mound, and Argyle, with some sections in the Argyle ETJ, serving both Argyle ISD and Northwest ISD areas.
Wildflower Ranch
A 1,100-acre community marketed in the Northlake area near SH 114 and I-35W with a resort-style lazy river and a broad builder lineup, competing directly on price and incentives. It sits outside the Town of Northlake limits.
The Ridge at Northlake and Creek Meadows West
Maturing new construction at The Ridge (inside Northlake limits, served by Argyle ISD) and a boutique custom-home enclave at Creek Meadows West (Northlake, served by Northwest ISD) capture Northlake buyers at different price points.
Builder participation, pricing, inventory, and incentives change frequently. Any competitive comparison should be verified with current builder and resale data before a pricing decision, and I pull that information for the home's specific buyer search.
A community marketed as "Northlake area" is not necessarily inside the Town of Northlake. Mailing address, municipality, school district, and marketing area are separate things along this corridor, so I verify the jurisdiction, services, and school assignment for each specific property. Deeper looks at the Pecan Square, Harvest, and Canyon Falls community guides explain how each section is served.
What preparations generally deliver the best return?
Against new homes with clean, staged interiors, the preparation bar is high. The highest-return items are the visible ones: neutral fresh paint, clean flooring, updated fixtures, decluttered spaces, and landscaping that photographs well. Because recent Northlake builds are often only a few years old, small touches can bring a resale home visually level with new inventory.
I do not recommend remodeling before every sale. Some projects return more than they cost and some return less, depending on the buyer your price point attracts. My preparation plan lists what to fix, what to declutter and stage, and what genuinely does not matter for your specific home, so you spend where it shows.
How long might selling take?
The latest available Redfin data reports an average of approximately 74 days on market for Northlake homes during the three months ending July 2026. This is an area-wide figure rather than a prediction for an individual property. A home's community, price range, condition, lot, preparation, builder competition, available incentives, and current resale inventory can produce a substantially different timeline.
Once an offer is accepted, the contract period to closing for a financed sale usually runs 30 to 45 days, depending on appraisal, inspection, and buyer financing. I give a property-specific estimate after the strategy consultation rather than a generic promise.
Should the homeowner sell before relocating?
There is no single right order. Selling first gives you cash certainty and removes the pressure of carrying two homes, but it can mean temporary housing if your next city timeline does not line up. Buying first avoids a double move but requires you to qualify for and carry the new home while the current home sells, and it can push you into a contingent or bridge strategy.
The deciding factors are your equity, your qualification position, the timeline of the new job or school year, and the current pace of the market in both cities. I work with relocating households regularly and I walk through the numbers so you choose the order that fits your actual situation, not a generic rule. For what relocating buyers coordinate around schools, financing, and moving timelines, the Moving to Northlake guide covers it in depth.
How do HOA, PID, MUD, and property taxes affect buyer comparisons?
Buyers in Northlake and the surrounding Denton County communities compare more than the listing price. Homeowners association fees, public improvement district assessments, municipal utility districts, and property taxes each add a monthly number to the total cost of ownership, and they vary a lot between communities and between older and newer sections.
When I price and position a resale listing, I know what the competing new communities charge and I make sure buyers see the true cost picture. A lower listing price with heavy assessments can end up more expensive per month than a slightly higher price with none, and explaining that comparison is how a resale home wins the buyer who is comparing it against a build.
What is Theresa's listing process?
The process is the same framework I use for every listing I take: data, preparation, professional marketing, negotiation, and transaction oversight. Here is what it looks like in order.
Strategy consultation
We start with your timeline, equity goals, and next move, then pull current market data for your specific neighborhood and price range.
Data-driven pricing
I build a pricing plan from recent sold data, active resale and new-home competition, and days-on-market trends for Northlake and the 35W corridor.
Home preparation plan
A prioritized walkthrough of repairs, decluttering, and staging guidance calibrated to what buyers in your price range and neighborhood actually respond to.
Professional marketing launch
Professional photography, compelling copy, an AI-powered listing site, and Zillow Showcase visibility so qualified buyers see the home first.
Showings and feedback loop
Every showing is coordinated, buyer feedback is collected, and market signals are monitored so strategy adjusts when the data says it should.
Broker-level negotiation and closing
As the Broker of Covenant Heritage Realty, I advocate across price, terms, timelines, contingencies, and closing conditions with full transaction oversight.
Frequently Asked Questions About Selling a Home in Northlake
How much is my Northlake home worth?
Northlake home values vary significantly by community, school assignment, builder, floor plan, lot, condition, upgrades and competing inventory. A useful pricing analysis must compare the property with both recent resale transactions and current builder offerings within the same buyer search.
How do builder incentives affect Northlake resale sellers?
Builder financing incentives, closing-cost contributions and inventory discounts can change what buyers perceive as the true cost of a new home. Resale sellers should compare monthly payment, total purchase cost, lot characteristics, completed improvements, landscaping, location and immediate availability—not only advertised prices.
Can a resale home compete against new construction?
Yes. Resale homes can offer established landscaping, completed upgrades, known surroundings, immediate occupancy, favorable lots and fewer post-closing projects. Pricing and marketing must clearly show those advantages.
How long does it take to sell a home in Northlake?
Redfin reported an area-wide average of approximately 74 days on market for the three months ending July 2026. Individual selling times vary according to community, price, preparation, condition and builder competition. The contract-to-closing period is separate.
Does Theresa sell homes in Pecan Square and Harvest?
Yes. I help sellers evaluate resale competition, builder inventory, incentives, assessments, school assignments and buyer expectations in Pecan Square, Harvest and other Northlake-area communities.
