Moving to Northlake, Texas, usually means joining one of the fastest-growing towns in Denton County. Northlake is home to award-winning master-planned communities such as Pecan Square and Harvest, Northwest ISD and Argyle ISD schools, and resort-style amenities, all within a short drive of the Alliance employment center and DFW Airport.

Where is the city located?

Northlake is a growing town in southwest Denton County along I-35W and State Highway 114, between Fort Worth and Denton. The Town of Northlake describes the community as approximately 15 miles from DFW International Airport. Actual driving distance and travel time vary by the home's location, route, traffic and construction.

Northlake is growing rapidly. The Town of Northlake reports a 2024 NCTCOG population estimate of 11,811, compared with 5,201 in the 2020 Census and 921 in the 2000 Census. Population figures refer to incorporated Northlake and should not be confused with the larger mailing-address or service area.

Municipality

Which communities are actually within the municipality?

Mailing address, municipality, extraterritorial jurisdiction (ETJ), school district, and marketing area do not always match in this corridor. A home can carry a Fort Worth, Argyle, or Justin mailing address while sitting inside Northlake city limits, and "Northlake" is also used loosely as a marketing name for the surrounding 35W corridor. In practice: Pecan Square lies entirely within the Town of Northlake. Harvest spans the city limits of both Argyle and Northlake, with school assignment split by section. Canyon Falls spans Northlake, Flower Mound, and Argyle, with some sections in the Argyle ETJ. Communities such as Furst Ranch, Paloma Creek, and Northlake-area neighborhoods sit outside the town limits and are nearby comparisons rather than Northlake addresses.

Before you buy, confirm three separate things for the exact property: the incorporated city or county jurisdiction, the school district and attendance zone, and the civil services (water, sewer, fire, EMS) that serve the address. Each can be different.

Schools

Which school districts serve different areas?

Northlake properties may be served by Northwest ISD or Argyle ISD, depending on the exact address. Both districts publish official attendance maps and accountability information. Texas Education Agency accountability ratings are reported by rating year, and buyers should verify the latest district and campus results directly through TEA.

Pecan Square is served by Northwest ISD. Campus assignments depend on the exact address and the district's current attendance boundaries. Floyd Barksdale Middle School opened for the 2026-27 school year near Pecan Square, but buyers should verify the assigned elementary, middle and high school for the specific property directly with Northwest ISD.

Taxes

What tax and assessment differences should buyers compare?

Homeowners association dues, public improvement district (PID) assessments, municipal utility district (MUD) taxes, and school property taxes all vary by community and by section within a community. Newer phases often carry assessments that older sections have already paid down, and a brand-new community tax bill can rise as the tax base is reappraised during build-out.

Texas has no state personal income tax, so property taxes are the primary ongoing property cost. The practical move is to compare total monthly cost across the homes you are considering: mortgage principal and interest, property insurance, property taxes, HOA dues, and any PID or MUD assessments. A lower price can carry a higher monthly total once assessments are included.

What kinds of homes are available?

Northlake inventory is dominated by new construction in master-planned communities: resort-style living at Pecan Square, farm-inspired homes and community gardens at Harvest, canyon terrain at Canyon Falls, and additional builder communities such as The Ridge at Northlake, Wildflower Ranch, and Creek Meadows West. Prices span roughly $400K to over $1M depending on community, builder, and homesite.

Resale is also available, particularly in the maturing sections of The Ridge and Pecan Square, alongside estate lots and custom homes in the custom-home neighborhoods on the north side of the corridor. Because inventory changes monthly with new phases, the current mix is best reviewed with up-to-date community and builder information.

New vs. Resale

How does new construction compare with resale?

New construction in Northlake offers current floor plans, builder warranties, design-center choices, and community amenities, but it also means construction timelines, upgrade decisions, lot premiums, and a tax bill that can grow as each new phase is appraised. Resale offers immediate occupancy, matured landscaping and lots, established HOA records and known assessments, and negotiating room on condition-related items.

The right answer depends on your timeline, your risk tolerance, and the school zone you want. Commutes

What should buyers know about commute routes?

I-35W is the main spine, connecting Northlake to Fort Worth, the Alliance employment center, and points both north and south. FM 407 crosses the corridor to the east, FM 1171 (Justin Road) serves the western side of town, and US 377 runs through the Argyle area to the north. Denton County's interim left-turn and striping improvements at the FM 407 and I-35W junction were completed in 2026, while the larger TxDOT reconstruction and widening of FM 407 through the interchange remains in the design phase with no confirmed completion date.

DFW Airport is a 25 to 40 minute drive from most of Northlake outside peak periods, and the same corridor serves medical and tech employment clusters along 121, 35W, and the Alliance area. Like any growing community, school-hour traffic builds quickly around the schools and amenity centers, so route planning matters for the morning commute.

Open vs. Planned

What is open now versus planned?

Open now: the Children's Health StarCenter Multisport opened in Northlake in spring 2026, Floyd Barksdale Middle School opened for the 2026-27 school year, Starling Park at Pecan Square is complete, and Harvest Town Center retail is operating, with additional shops and restaurants still being built out.

Under construction or announced: Jack's Junction Park and Daffodil Park at Pecan Square are under construction and scheduled to open in fall 2026, and the MP Materials rare-earth magnet campus in Northlake is in early construction, with commissioning targeted around 2028. Additional retail along the corridor is announced or proposed.

What should relocating buyers coordinate before moving to Northlake?

Relocating buyers should coordinate financing approval, the timing of their current home sale, travel for home tours, school enrollment, insurance, inspections, utilities, closing, and the physical move.
