Fresh Start for Jamie and Her Boys
Jamie is a widow who sold her family home in Denton and bought a new construction home closer to family. Theresa guided both transactions, from listing to closing, through one of the most emotional seasons of Jamie's life.
Situation
Jamie and her boys needed a fresh start after losing her husband in their home. She was selling a home in Denton and buying new construction at the same time, and she wanted to be closer to family.
The Challenge
The listing was an older home, and the market was shifting, which made selling harder. The home also sat on a very busy street near a school, so finding the right buyer took time.
What We Did
We gave the older home a full refresh before it hit the market. I provided staging and decorating advice at no charge and helped organize the workers who handled the work: painters for the entire inside and outside of the home, plus repairs, decluttering, and cleaning. On the new construction side, a lot of negotiation and renegotiation with the builder went into securing a fixed-rate buydown, closing costs, and extensions.
The Result
After eight months, the Denton home sold, and Jamie closed on a new construction home in a community she loves, closer to family. She did not just make a move, she moved into the next chapter she and her boys needed.
“I truly cannot say enough about my amazing realtor and dear friend who walked with me through one of the longest and most emotional seasons of my life. For eight months, she worked tirelessly to get our home in Denton sold and to help me and the boys find our new home in Boyd. In a shifting and sometimes challenging market, her knowledge, strategy, and understanding of pricing, timing, and negotiations made all the difference. She wasn't just hopeful — she was informed, calculated, and always two steps ahead. What could have felt overwhelming and exhaustive was met with her steady positivity, persistence, and unwavering belief that the right buyer — and the right home — were out there for us. She knew the market inside and out and used that expertise to position our home strategically and to advocate fiercely on our behalf. She never once let me lose hope. Through every showing, every conversation, and every negotiation, she stayed patient, proactive, and determined to get us the very best outcome possible. She made sure we weren't just making a move — we were moving into a better place, closer to family, and into the next chapter we truly needed. This wasn't just a transaction to her. She cared about me, about my boys, and about where we were headed. And that makes all the difference. If you want someone who combines heart, hustle, and real market expertise — someone who will fight for you and truly have your back from start to finish — she is the one. We are so grateful for her knowledge, her persistence, and her friendship.”
A Veteran and First-Time Home Buyer Finds His Home in Justin
Isai Delgadillo, a U.S. veteran and first-time home buyer, purchased a new-construction home in Justin, Texas. Theresa supported him through every step of a military home buying journey in Justin, Texas, making the process simple and helping him decide with confidence.
Situation
I met Isai Delgadillo while doing the walkthrough for his dad, who had called me off one of my listings. When I spoke with Isai and asked if he owned, he told me he didn't but that he was looking. When he mentioned he was a veteran, I shared my experience with veteran loans and working new construction, and told him that my husband is a veteran too.
The Challenge
At first Isai wanted to buy land, but once he realized the percentages involved in that kind of purchase, he decided he wanted to start with a single-family home instead. As a first-time home buyer and a veteran, he wanted clear facts and straight answers before making his decision.
What We Did
We found him a single-family home at Lonestar at Liberty Trails in Justin and got him an amazing deal, including money back at closing, which he even states in his review, and a mortgage that was less than his rent.
The Result
Isai Delgadillo closed on his first home at Lonestar at Liberty Trails in Justin, Texas. In that transaction, the deal included money back at closing and a mortgage that was less than his rent, a strong start for a first-time homeowner and a veteran.
“Even knowing that I was unsure of purchasing a property, Theresa was able to provide me with all of the facts and information necessary for me to come to a decision. The process was so simple for me due to all her hard work that it felt like just seeing the house in person and then signing. Being a first time home buyer, she made sure I read between the lines and answer any and all questions I had no matter how little. She fights for you to get more out of a deal than you could even imagine. So much so I was PAID by the builder and nothing came out of pocket for me. She works well with both normal and veteran clients. I plan to use Theresa again when the time comes that I purchase another house. Highly recommended.”
A Cash Purchase in Argyle Becomes a Long-Time Client
I met Marquita H. at an open house, and since the home I was in that day wasn't what she wanted, I pulled up a few homes on my laptop directly from the MLS based on her criteria and scheduled a showing. The third home we saw was a roughly million-dollar home in Argyle's 5T Ranch, purchased in a cash deal. Marquita became a longtime client, and we went on to do several more deals together as friends.
Situation
I met Marquita at an open house. We started talking about decorating and genuinely enjoyed the time together. That conversation turned out to be the beginning of a long client relationship.
The Challenge
The home I was in that day wasn't what she wanted, and other realtors had shared misconceptions that left her unsure of the process. She needed clear, straight answers before she could trust anyone with her move.
What We Did
Since the house wasn't the right fit, I pulled up a few homes on my laptop directly from the MLS based on her criteria and scheduled a showing right after the open house. I cleared up the misconceptions she had been told, and because of that she chose me as her agent.
The Result
The third home we saw was a roughly million-dollar home in Argyle's 5T Ranch, purchased in a cash deal. Marquita became a longtime client, we went on to do several more deals together, and we became friends.
“Thank you so much for your incredible work in helping us find our new home. Your dedication, professionalism, and attention to detail made the entire process smooth and stress-free. I will definitely be recommending you to anyone looking for a top-notch realtor!”

Two Weeks to Find a Home and Close on the Argyle Side of Canyon Falls
Dr. Timothy Harris met me at an open house while searching for a resale home. He was a busy professional on a very tight timeline, with only about two weeks to find a home and close, and he specifically wanted to be near Argyle High School for his kids, drawn by Argyle ISD's A-rated schools and its reputation as a very popular school district in North Texas. After we discussed his wants, needs, and preferred area, the Argyle side of Canyon Falls was clearly the right fit. I know the area and its master-planned communities, including Canyon Falls, well, which helped me match him to the right options quickly, and he closed on a resale home in Canyon Falls, on the Argyle side, at 11508 Antler Ridge Way, in November 2024.
Situation
I met Dr. Timothy Harris at an open house. He was a busy professional on a very tight timeline, with only about two weeks to find a home and close.
The Challenge
Two weeks to find a home and close leaves no room for delay. Dr. Harris specifically wanted to be near Argyle High School for his kids because Argyle ISD is a very popular, A-rated school district, so after we discussed his wants, needs, and preferred area, I quickly lined up strong options in that area that matched what he was looking for.
What We Did
I made myself available and flexible for showings, and gave him space to make his decision without pressure. Once he decided, I coordinated the lender, title company, home inspection, and insurance to keep everything moving toward closing.
The Result
Dr. Timothy Harris closed on a resale home in Canyon Falls, on the Argyle side, at 11508 Antler Ridge Way, in November 2024, right within his two-week window, and in the school district he wanted for his kids.
“I was on a two week time frame to find a home. After discussing my wants and needs in a new home as well as the area that I would like my new home to be in, Theresa quickly found numerous excellent options. She immediately made herself available for home visits, and was extremely flexible and adaptable as we quickly identified things I liked about a home and things I didn't. As she quickly determined my wants and needs, we closed down on just a couple of options. She gave me space in order to make a decision without pressure, and once made, helped me get the house inspected and sold in another 2 weeks. Theresa helped me navigate the complexities of the home buying market, coordinating with the lender, title company, house inspector, home insurance, and quickly got me the information on whatever I needed. As a busy professional, I appreciate it having such an engaged realtor to help me through the home buying process.”
