Strategic note: Harvest's builder incentives are actively competitive right now, including rate buy-downs and closing cost contributions on inventory homes. If you're comparing options, I'd recommend evaluating the real economics behind those incentives, not just the headline numbers, that's where the actual value lives.

Pecan Square: The Community That's Rethinking What a Neighborhood Can Be

Pecan Square, also developed by Hillwood and located in Northlake, has earned its reputation as one of the most innovative master-planned communities in the Dallas to Fort Worth metroplex. Strategic note: Pecan Square's resale values have remained strong because the community was designed with long-term desirability in mind. If you're weighing new construction vs. resale in Northlake, this community often makes the case for both. Quick move-in homes are frequently available for buyers on a relocation timeline.

Canyon Falls: Where Nature Sets the Pace

Canyon Falls takes a different approach to master-planned living. Instead of building community amenities first and fitting nature in around them, this community was planned around its natural landscape, rolling terrain, mature trees, and the Denton Creek corridor. The result is a neighborhood with character from day one and a pace that feels quieter, more private, and more serene than some of the more activity-driven communities nearby.

What Makes Canyon Falls Different

  • Nature-forward design: trails, open spaces, and a community lake woven into the natural terrain
  • Drees Homes community with Coventry Homes and Windmiller Custom Homes also building
  • Homes ranging from the $350Ks to the $900Ks, with a median listing near $798K as of mid-2026

Who Canyon Falls is best for: Buyers who want new construction without the ultra-planned, high-activity feel of some master-planned communities. If you value trails, natural settings, and a quieter pace, but still want easy access to everything Northlake and Denton County offer, Canyon Falls delivers that balance. It's especially appealing for families who want space and serenity without sacrificing convenience.

Strategic note: As Canyon Falls matures, watch for remaining inventory opportunities. Builders often offer more competitive pricing on final-phase homes, which can represent strong value if you're comfortable with a limited-customization purchase.

Landmark by Hillwood: The Biggest Story in Denton County

Landmark is the newest and largest master-planned community in Denton County, and it's generating more buzz than any other development in the area. Located at I-35W and Robson Ranch Road near Argyle, this is a 3,200-acre, approximately $10 billion project that will take shape over the next 40 years. At full build-out, it will include over 6,000 single-family homes, 3,000 multifamily units, and roughly 900 acres of commercial and retail space, including Denton's first H-E-B grocery store.

  • Pricing from the high $300Ks to $700Ks+ in initial phases, with more options as the community grows

  • Multiple builders across 747 single-family lots in Phase 1, with model homes opening in 2026
  • Described as "Denton's version of a city-within-a-city", a long-term vision for integrated living

Who Landmark is best for: Buyers who are thinking long-term and are comfortable being early. If you want to be part of a community from the ground floor and you're not in a rush to move tomorrow, Landmark offers tremendous potential. The early pricing, the retail infrastructure, and the sheer scale of the vision make it one of the most significant developments in the region.

Strategic note: Landmark is still in its earliest stages, with model homes just beginning to open in 2026. If you need to move now, the established communities, Pecan Square, Harvest, and Canyon Falls, offer proven options with track records. But if timing allows, Landmark is worth watching closely and getting familiar with early.

Where are you in your timeline?

Harvest, Pecan Square, and Canyon Falls all have established inventory, active builders, and quick move-in options. You can tour homes, make decisions, and move within months. Landmark is still in its early stages, with model homes just opening. If you need to relocate soon, the established communities are your practical options. If you have flexibility, Landmark deserves a look.

What's your real budget, not just the home price?

Every community has a price range, but the true cost of ownership includes property taxes, HOA fees, and community assessments. These vary between communities and can affect your monthly investment meaningfully. I provide my clients with a complete cost-of-ownership analysis before they make a decision, because a lower home price doesn't always mean a lower monthly payment.

How important are schools?

All four communities feed into Northwest ISD or Argyle ISD, both of which are among the strongest districts in the metroplex.
