I'm Theresa De La Rosa, a Texas Real Estate Broker with Covenant Heritage Realty, LLC, specializing in North Texas relocation and new construction. I built my own family's home in Pecan Square in Northlake, and I help buyers moving from California compare communities, homes and ownership costs across Northlake, Argyle and surrounding Denton County. We start with your budget, work destinations, property preferences and timing, then build a focused plan for your move. In DFW Living Group is the brokerage's consumer-facing North Texas group.
This article is written for the specific question California buyers keep asking: not just "should I move to Texas?" but "why do people compare these two towns, and would one of them fit my family?" It does not promise lower costs, tax savings or greater purchasing power, and it does not claim that town-specific California migration has been measured. Figures are cited to named, dated sources so you can check them yourself, and the comparisons that matter are the ones you make for the specific home and community you are considering.
Quick Answers
Short, direct answers to the questions California buyers ask most about Northlake and Argyle, based on the dated sources in this article. Where a fact varies by property or by year, the answer says so and points to the source.
-
Is the California-to-North Texas migration real?
Statewide, yes: the Census Bureau's 2024 ACS state-to-state migration table estimates that 77,161 people living in Texas had lived in California one year earlier. That counts people, not buyers, households, or moves specifically to Northlake or Argyle. Town-level population is a separate measurement: Northlake 12,036 and Argyle 6,372 as of July 1, 2025.
-
Why Northlake and Argyle over other DFW suburbs?
Northlake and Argyle offer a mix of master-planned neighborhoods, established homes and acreage options near the Alliance corridor. Whether either town fits depends on the specific home, school assignment, work routes and total ownership costs. Compare those details with other DFW locations rather than assuming one town is universally better.
-
Are the schools actually top rated?
Argyle ISD received an "A" (score 92) and Northwest ISD a "B" (score 82) in the Texas Education Agency's 2026 accountability ratings. District ratings do not establish every campus's performance, assignment is by exact address, and Northwest ISD has proposed 2027-28 boundary changes with a board vote scheduled for November 9, 2026, so confirm the assigned campus for the property and school year.
-
How much house does a California budget buy here?
There is no single statewide answer. Some buyers moving from higher-cost California markets may find different options for home size, age and homesite size in these towns, but the meaningful comparison is between specific properties and total ownership costs, not statewide medians alone. Verify current pricing and lot availability with the builder or broker for the exact plan and homesite.
-
Can I buy in Northlake or Argyle while still living in California?
Yes. Video walkthroughs, recorded community tours, address-level verification of schools, taxes and restrictions, and remote coordination with builders and the closing team make most of the purchase possible from out of state. Start with a consultation call to build the comparison plan.
Northlake and Argyle: The Town-Level Population Numbers
Population estimates, measurement period: April 1, 2020 estimates base to July 1, 2025 (U.S. Census Bureau Vintage 2025 estimates).
U.S. Census Bureau Vintage 2025 estimates put Northlake's population at 12,036 and Argyle's at 6,372 on July 1, 2025. Compared with the Census Bureau's April 1, 2020 estimates base, Northlake grew 129.8% and Argyle grew 44.9%. These figures describe municipal population growth over approximately five years; they do not identify residents' previous states or the number of California homebuyers.
- Source, Northlake: U.S. Census Bureau QuickFacts: Northlake town, Texas (Vintage 2025 population estimates).
- Source, Argyle: U.S. Census Bureau QuickFacts: Argyle city, Texas (Vintage 2025 population estimates).
These percentages describe roughly five years of municipal growth, not an annual growth rate, and they are not evidence about where incoming residents came from. Treat them as context for how much both towns have added homes and people, nothing more.
The Statewide California-to-Texas Context, Briefly
The Census Bureau's 2024 state-to-state migration table (released January 21, 2026) estimates that 77,161 people living in Texas had lived in California one year earlier. That is statewide context only: no measurement reviewed ties it specifically to Northlake or Argyle. The sourced detail behind the number, including the 2023 and 2024 flows, the top-origin-county breakdown, and the named references, is covered in the general relocation guide for moving from California to North Texas. This article keeps the local decision in one place: what you can compare directly for Northlake, Argyle, and surrounding Denton County.
Why Northlake and Argyle, Not Just "North Texas"
Northlake and Argyle sit next to each other in southern Denton County along the FM 407 and I-35W corridor, and together they offer a mix that is hard to find in one place elsewhere in the metroplex. For a full orientation, start with the Living in Northlake and Living in Argyle city guides; the short version of why California buyers compare these two towns is below.
- Northlake offers master-planned neighborhoods, established homes and acreage options. The available housing mix, school district and ownership costs vary by property. School-district coverage spans Northwest ISD, Argyle ISD and parts served by Ponder ISD, by address.
- Argyle is where the space and the school district combine. Argyle ISD serves most of the town, and the wider area offers a broad range from acreage, custom estate and horse properties to new master-planned construction such as Harvest. Verify the municipality and district for each specific property; communities near Argyle are not automatically inside it.
- The corridor is connected to where North Texas works. The I-35W and TX 114 corridor links these towns to the Alliance employment center, the developments along Heritage Parkway, and DFW Airport, which matters to California buyers who still fly back regularly. Route times depend on your destinations and travel times, so test the routes you would actually drive.
The corridor overview in the master-planned communities of Northlake guide compares the major communities side by side, and the Argyle vs Northlake comparison walks through how the towns differ in practice.
The Master-Planned Communities to Compare
Some buyers moving from higher-cost California markets may find different options for home size, age and homesite size in Northlake and Argyle. The meaningful comparison is between specific properties and total ownership costs, not statewide medians alone.
Each community below has a different character, jurisdiction and development stage, and none is automatically the right one. The table summarizes verified, property-level points of comparison.
About Pecan Square: this Hillwood Communities development of roughly 1,200 acres is planned for about 3,100 homes at buildout, and it received the National Association of Home Builders Gold Award for Master-Planned Community of the Year (announced March 2025) (PR Newswire). It is the community where I built my own family's home; the Pecan Square community guide has the full builder, pricing and school detail. Community site.
| Community | Location / jurisdiction note | Home and homesite options | School verification | Key tradeoff |
|---|---|---|---|---|
| Pecan Square | Within the Town of Northlake. | Builder homes at multiple price points. The developer has advertised half-acre homesites; confirm current availability with the listed builder (Pecan Square by Hillwood). | Northwest ISD by exact address. The district's 2026-27 feeder table lists Daniel Elementary to Barksdale Middle to Northwest/Byron high schools; confirm the exact campuses for the address and school year. | High school assignment to verify by address, and proposed 2027-28 boundary changes to track; active construction continues in phases. |
| Harvest | Sections span the Argyle and Northlake area; jurisdiction varies by section. Verify town limits with current municipal maps, not an Argyle mailing address. | Developer advertises a product range from townhomes to estate lots on 1-3 acres (Harvest by Hillwood); that supports the overall product description, not a promise those lots remain available. | Split by section between Argyle ISD and Northwest ISD; confirm the assigned district and campus for the exact address and school year. | Jurisdiction and district vary by section; the community is largely established, so compare resale alongside new listings. See the Harvest community guide. |
| Canyon Falls | Correctly described as spanning Flower Mound, Northlake and Argyle (Town of Flower Mound). | Production and estate homesites on canyon terrain with creek corridors and miles of paved and natural-surface trails; approaching buildout. | Sections served by Argyle ISD and sections by Northwest ISD, by exact address; confirm the assigned campuses for the address and school year. | City, district and tax jurisdiction vary by section; resale share is growing as the community matures. See the Canyon Falls community guide. |
Which amenities are complete versus planned differs by community and by year, so confirm the current status with the developer rather than assuming every pool, park or trail is available on day one.
Nearby Alternatives: Wildflower Ranch, Furst Ranch and Lantana
These communities are often grouped with Northlake and Argyle in searches, but they are not inside the towns, and each has its own municipal and school picture. Consider them separately.
- Wildflower Ranch is a nearby Fort Worth-area alternative along Highway 114, not a community within Northlake. See the Wildflower Ranch community site and the Hines property page. Verify the jurisdiction for any specific property, because community marketing can reach across municipal boundaries and school districts.
- Furst Ranch is not a community within the Town of Argyle; its developer markets it as Flower Mound (Furst Ranch developer site). This is a practical reminder that municipal location, mailing address and school assignment are three separate facts: a property can carry an address for one town while lying in another town's limits or a different school district. Verify each for the exact address.
- Lantana is a nearby comparison, not a neighborhood inside the Town of Argyle. It is a mature, roughly 25-year-old master-planned community with golf-course living and predominantly resale homes, at its own pace from the active new-construction towns. See the Lantana community spotlight before comparing it.

Schools: Argyle ISD, Northwest ISD and Ponder ISD, Verified by Address
For many California families, the school decision is the deciding one. Both districts that serve large parts of these towns carry current, state-issued ratings, and both require verification by exact address because attendance boundaries and feeder patterns can change. District ratings do not establish every campus's performance or suitability for a particular student.
- Argyle ISD received an "A" with a score of 92 in the Texas Education Agency's 2026 accountability ratings covering the 2025-26 school year. Campus updates from the district: Scott Gibson Middle School opened for the 2026-27 school year (Argyle ISD welcome-back announcement). Most of Argyle is served by Argyle ISD.
- Northwest ISD received a "B" with a score of 82 in the TEA's 2026 accountability ratings. It serves most of Northlake, including Pecan Square. The district's 2026-27 feeder table lists Daniel Elementary to Barksdale Middle to Northwest/Byron high schools (Northwest ISD feeder patterns). Floyd Barksdale Middle School, located near Pecan Square, opened for the 2026-27 school year (Floyd Barksdale Middle School). The assigned high school must be confirmed for the exact address and school year.
- Ponder ISD also serves parts of the Northlake area. Northlake's school-district coverage is not limited to Argyle ISD and Northwest ISD; portions of the town's area are served by Ponder ISD, by address. Never assume a district from the town name.
- Assignment is address-specific and can change year to year. Northwest ISD is considering high school boundary changes for 2027-28. As of this review, the district describes proposed boundaries and a scheduled November 9, 2026 board vote, not final approved assignments (Northwest ISD 2027-2028 boundaries). Confirm the assigned elementary, middle and high school for the exact property and school year with the district's zone locator.
The schools guide for Northlake and the Denton County school districts guide both explain how to verify assignments by address; neither ranks schools by opinion, and both point you to the official sources.
Homesites and Lots: What to Compare
Lot frontage is the width of the lot at the street, not its total area. When you compare lots, look at square footage or acreage in addition to width, because two lots of the same width can differ substantially in depth and usable area.
- Pecan Square sells across a range of frontages, and its developer has advertised half-acre homesites. An earlier announcement is not proof of current availability, so confirm the current option, dimensions and any lot premium with the listed builder for the specific properties you compare.
- Harvest's developer advertises a product range from townhomes to estate lots on 1-3 acres (Harvest by Hillwood). That supports the overall product description, not a promise that those lots remain available.
- Canyon Falls includes production and estate homesites, many positioned on elevated terrain with views. Compare the specific lot's dimensions, square footage or acreage, orientation and view, not just the community name.
- Argyle's acreage character carries through to custom estate homes and horse properties on larger lots in the surrounding area, which the Argyle moving guide covers in detail.
What Your Budget Covers in Northlake and Argyle
Compare specific homes at your budget: living area, home age, homesite size, included finishes, condition and location. For new construction, request the complete price for the selected plan and homesite, including applicable upgrades and lot premiums. Then compare taxes, insurance, HOA dues, special-district charges, utilities and maintenance. A lower purchase price does not automatically mean a lower total cost of ownership.
What to Verify Before Choosing Either Town
Community names are a starting point, not a conclusion. In these towns, the municipality, mailing address, school district, taxing entities and service districts do not always line up, so work through this checklist for each specific property:
- Municipality and mailing address. A mailing address does not confirm the municipality, school district or tax district. Pecan Square lies within the Town of Northlake, Harvest's jurisdiction varies by section so town limits must be verified with official municipal maps, and Canyon Falls spans Flower Mound, Northlake and Argyle. For the exact property, check the county appraisal district's property record alongside municipal maps and county records.
- School district, campuses and school year. Use the Texas Education Agency's School District Locator and the district's attendance-zone maps for the exact address. Boundaries change, and Northwest ISD's proposed 2027-28 boundaries are not final until the district approves them (the board vote is scheduled for November 9, 2026), so confirm the assigned elementary, middle and high school for the school year that matters.
- Work routes. Verify the route to your actual work destinations at the times you will drive. Both towns sit along the FM 407 and I-35W corridor, but traffic and ongoing construction change with the hour, so test the routes you would actually take. Plan around driving for most regional trips, while checking the actual walking routes to neighborhood amenities, schools and nearby services.
- Completed versus planned amenities. Which amenities are complete versus planned differs by community and by year, and opening dates can slip. Confirm the developer's current status for pools, parks, trails and schools rather than assuming day-one availability, and ask which phase each listed property actually sits in.
- Total purchase and ownership costs. For new construction, request the complete price for the selected plan and homesite, including applicable upgrades and lot premiums. Then compare property taxes set by the county, city, school district and special districts, along with insurance, utilities and maintenance for the exact address. Texas has no state income tax, but local levies can be substantial.
- HOA restrictions and special-district obligations. Read the HOA and community governing documents for each specific property: dues, what they cover, architectural rules, and any PID or MMD assessments that attach to the lot and add to the annual cost beyond the purchase price. An appraisal record alone does not establish all HOA obligations or special assessments; refer to the applicable district, title documents and HOA records as well.
The how to compare North Texas communities article walks through every verification step in order, and the North Texas relocation checklist sequences the pre-move tasks, utilities and registration steps into a single plan.
How I Help California Buyers Compare Northlake and Argyle From a Distance
You do not need to fly to North Texas every weekend to make this decision well. I schedule live video tours, send recorded walkthroughs of communities such as Pecan Square and Harvest, walk you through community comparisons against your priorities, arrange scouting visits when you can travel, verify school zones, taxes and assessments for specific addresses, and coordinate directly with builders remotely, from budget and work-destination intake through your shortlist. The remote home buying guide explains how the process works, including independent inspections and remote notarized closings.
For the wider decision framework, the practical relocation guide for California buyers covers budgets, ownership costs and buying from a distance at any price point, and the companion $1M+ Denton County new home guide covers builder versus custom versus acreage for the top of the market. The Argyle vs Northlake comparison goes deeper on how the two towns differ; this article keeps the local decision in one place.
The Bottom Line
Choosing between Northlake and Argyle is a property-level decision, not a town-name decision. The differences that matter are the specific community and section, the school assignment for your address and school year, the work route at your travel times, and the total ownership cost of each home you compare, including taxes, HOA dues and special-district charges.
Start with the framework in this article, verify the specifics for the exact property against the dated sources above, and work with a local broker who can bring current market evidence to the comparison. That is how a long-distance move becomes a confident one.

Frequently Asked Questions
What should I compare before moving from California to Northlake or Argyle?
Compare property-level facts, not just town names: the specific community and section, the municipality and mailing address, the school district and assigned campuses for the address and school year, the work route at the times you will drive, property taxes and special-district charges, HOA dues and restrictions, insurance quotes, and which amenities are complete versus planned. Total ownership cost, not the asking price, is the number that decides the comparison.
Is an Argyle mailing address the same as living in the Town of Argyle?
No. A property's postal city name does not establish its municipal jurisdiction. A listing's city label also should not be used as proof of town limits. Verify the property's location using official municipal maps and county records. Furst Ranch, for example, is a Flower Mound-area development that can carry an Argyle mailing address while its homes are assigned to Argyle ISD, so confirm the municipality, mailing address and school district separately for each exact property.
Does an Argyle address guarantee Argyle ISD?
No. School district assignment is determined by the exact location of the property, verified with the district, not by the mailing label. Some properties with Argyle addresses are served by Northwest ISD, and parts of the wider Northlake area are served by Ponder ISD. Attendance boundaries can change, so confirm the assigned elementary, middle and high schools for the exact address and school year.
Which schools serve a specific Pecan Square home?
Pecan Square homes are served by Northwest ISD. The district's 2026-27 feeder table lists Daniel Elementary to Barksdale Middle to Northwest/Byron high schools, but the exact campuses depend on the address and school year, and the district is proposing 2027-28 high school boundary changes with a board vote scheduled for November 9, 2026. Confirm the assigned campuses with the Northwest ISD zone locator for the exact property.
Does a lower purchase price mean lower total ownership costs?
Not necessarily. Texas has no state income tax, but total ownership cost includes property taxes levied by the county, city, school district and special districts, alongside HOA dues, insurance, utilities and maintenance. These vary by address and community, so compare the complete annual cost of each home you are considering rather than the purchase price alone.
Can Theresa help me compare homes while I am still in California?
Yes. Theresa works with out-of-state buyers through video walkthroughs and recorded community tours, address-level verification of schools, taxes and restrictions, and direct coordination with builders and the closing team. Most of the purchase can be completed from a distance with independent inspections and remote closing arrangements; a consultation call is the practical first step.
