Argyle, Texas, has long been known for its rolling countryside, strong schools, and tight-knit community feel. But in 2026, this Denton County town is undergoing its most significant transformation yet, and the changes are worth understanding whether you already live here, are planning to move here, or are considering selling.

As the Broker of Covenant Heritage Realty and someone who works in Argyle every day, I want to walk you through the major developments shaping this community right now, and what they mean for homeowners and buyers.

The Heritage Development & Baylor Scott & White Wellness Campus

The biggest single development in Argyle's history is underway at the southwest corner of I-35W and Robson Ranch Road. The Heritage is a 124-acre mixed-use project that was unanimously approved by the Town Council in March 2025, and it's already generating significant momentum.

At the center of the project is a 50-acre Baylor Scott & White wellness campus, a multi-phase, 24-year build-out that will include medical offices, retail space, fitness facilities, and eventually an acute care hospital. Public infrastructure construction is slated to begin in 2026, with the first phase expected to open in 2027.

What this means for residents: Argyle has historically lacked a major healthcare facility within town limits. The Baylor Scott & White campus will bring comprehensive medical services, from primary care to specialty clinics, directly into the community. It's also expected to generate over 3,200 jobs and an estimated $107 to $127 million in net new sales tax revenue for Argyle over 30 years, which will fund additional community services and infrastructure.

The Heritage development also includes retail and grocery space, meaning Argyle residents will soon have more convenient shopping and dining options without needing to drive to neighboring communities.

New Grocery-Anchored Development

In addition to the Heritage project, a new grocery-anchored development is underway at 1046 Market Way in Argyle. While the full tenant roster is still coming together, the addition of a grocery anchor is a significant quality-of-life improvement for residents who have long driven to Southlake, Flower Mound, or Denton for everyday shopping.

For homebuyers evaluating Argyle, these retail developments are a strong signal: the infrastructure to support a growing population is catching up with the demand, and that's a positive indicator for long-term property values.

Harvest House: Luxury Multifamily Living

Hillwood, the developer behind the Harvest master-planned community, broke ground on Harvest House, a 349-unit luxury multifamily community within the Harvest development. The project includes 259 apartments and 90 townhomes with private yards, ranging from 662 to 1,758 square feet.

Amenities include a resort-style pool, 24-hour fitness center, co-working lounge, and podcast studio. It's now open and leasing, anchored by the adjacent Harvest Town Center.

Why this matters: Harvest House is the first luxury apartment complex within the Argyle ISD boundaries. It provides high-quality rental housing in an area that has been almost exclusively single-family homes, which is important for young professionals, families testing the area before buying, and employees at the nearby AllianceTexas development.

FM 407 Widening Project

The Texas Department of Transportation (TxDOT) is pursuing an 11.5-mile widening of FM 407 from a two-lane rural highway into a six-lane urban divided road with pedestrian and bike accommodations. The project spans from Bill Cook Road in Justin to FM 1830 in Argyle.

As of mid-2026, utility relocations are active along the corridor, and a segment from Cleveland Gibbs Road to Gateway Drive is scheduled for bidding in late 2027. Denton County has also approved a $2 million contract for a "micro-breakout" project at the FM 407 and I-35W interchange to address immediate congestion.

What residents should know: This is a long-term project with years of construction ahead. The Town of Argyle has formally requested that TxDOT limit the expansion to four lanes for the stretch between the new Argyle Middle School and FM 1830 to protect the area's rural character. While the construction will create temporary inconveniences, the improved infrastructure is essential for supporting Argyle's growth and improving traffic flow along one of the community's most important corridors.

For homebuyers, this project is worth factoring into your decision. Homes along FM 407 will see construction activity over the coming years, but the long-term benefit is a safer, more accessible road network that supports the community's expansion.

Drainage and Road Improvements

The Town of Argyle has also approved a $330,000 contract for drainage improvements on three roadways, addressing long-standing infrastructure needs as the town transitions from a rural community to a suburban one. These improvements are critical for managing stormwater as more impervious surface (roads, rooftops, parking lots) is added to the area.

New Restaurants and Dining

Argyle's dining scene has expanded meaningfully over the past year:

  • Quandary Kitchen & Market, Opened in November 2025 in the former Kimzey's Coffee Shop location, offering home-style meals with a ski chalet-inspired atmosphere and an attached market for specialty goods.
  • One Fusion, An Indian-fusion restaurant and bar that opened in December 2025, featuring a fine-dining atmosphere, dance floor, and live entertainment, a welcome addition to Argyle's limited nightlife options.
  • Hurtado Barbecue, The acclaimed "Mexicue" (Tex-Mex and barbecue) brand is opening its fifth location in Argyle in spring 2026. Hurtado has a loyal following across the DFW metroplex, and this Argyle location is one to watch.
  • Chuy's Tex-Mex, A popular Tex-Mex chain is planned for the far west side of Argyle near I-35W and FM 407, with an expected opening in July 2026.

Argyle ISD: School Expansion and New Programs

  • Scott Gibson Middle School, A new middle school on FM 407, officially named Scott Gibson Middle School, is scheduled to open in August 2026 to serve grades 7 to 8. This is a critical addition given the district's enrollment growth.
  • Argyle Legacy High School, The district has approved the name "Argyle Legacy High School" for its second high school, which will transition from the current middle school campus on Hwy 377 in the 2027 to 2028 school year.
  • New High School Courses, Eight new high school courses were approved in November 2025 for the 2026 to 2027 school year, expanding academic and elective options for students.
  • SOAR Online Learning Pathway, Argyle ISD is launching a new online learning pathway for grades 9 to 12 called SOAR (Student Option for Academic Readiness) starting in 2026 to 2027, providing flexible options for students who thrive in non-traditional settings.

Town Budget and Property Tax Rate

The Town of Argyle adopted a $20.36 million budget for fiscal year 2025 to 26, which includes funding for road improvements, public safety, and the infrastructure needed to support the town's rapid growth. The town also set its property tax rate as part of this budget process.

The budget reflects a town that is investing in its future, from road infrastructure to public services, while trying to maintain the small-town character that drew many residents to Argyle in the first place.
