Furst Ranch is a large mixed-use development near U.S. 377 and FM 1171 in western Flower Mound. Its current residential marketing focuses on three neighborhoods: High Plains, Prairie Vista, and Cross Timbers. High Plains is now selling, while Prairie Vista and Cross Timbers are identified as future phases. The residential neighborhoods are part of a much larger long-term development plan.
As a Texas real estate broker with practical experience in new-construction transactions at Covenant Heritage Realty, I prepared this guide by reviewing the developer's official pages, the Town of Flower Mound's project records, and the district announcements available in August 2026. Here is what to know about Furst Ranch today: which neighborhood is selling, which builders are officially listed, what the Town has approved, and the due-diligence items buyers should evaluate before making an offer on Furst Ranch homes for sale.
The Town of Flower Mound states that the approved mixed-use concept includes approximately 1,066 acres and permits a combination of residential, commercial, office, hospitality, institutional, entertainment, civic, and open-space uses. The community is being developed by an affiliate of Starwood Land. Builders, homes, prices, amenities, schools, retail, infrastructure, and development schedules can change.

What Is Furst Ranch and How Big Is It?
Furst Ranch is commonly described in current project reporting and marketing as an approximately 2,300-acre development. The Town of Flower Mound separately identifies approximately 1,066 acres within the approved mixed-use portion and approximately 545 acres in an estate-residential or conservation-sensitive zoning area. Acreage figures can refer to different portions of the overall project, and they should not be combined or compared without identifying the applicable planning area. The Town of Flower Mound's Furst Ranch project page is the authoritative source for the approved concept plan and its amendments.
How Many Homes Are Planned at Furst Ranch?
Public reporting and early residential materials have described approximately 1,400 homes within Furst Ranch's initial residential neighborhoods. That figure does not represent the maximum residential capacity of the entire long-term mixed-use development. According to the Town of Flower Mound, the broader concept plan caps development at: 3,000 single-family homes; 5,000 multifamily units; 1,000 age-restricted dwellings; more than six million square feet of nonresidential capacity, primarily office and retail. These figures are maximum entitlements or planning capacity, not guarantees that every permitted unit or square foot will be built.
The Town expects the project to proceed in multiple phases, with a possible buildout between 2045 and 2065. Later phases remain subject to studies, approvals, infrastructure capacity, market conditions, and change.
Neighborhoods: High Plains, Prairie Vista, and Cross Timbers
As of September 1, 2026: High Plains is the first neighborhood and is now selling. Prairie Vista is identified by the developer as a future phase. Cross Timbers is identified by the developer as a future phase.
- High Plains (now selling). This is Furst Ranch's first neighborhood, with current home offerings from the builders listed below.
- Prairie Vista (future phase). Identified by the developer as a future residential phase. Builders, prices, lot sizes, and delivery schedules for future phases should not be treated as final unless the official developer or builder pages confirm them.
- Cross Timbers (future phase). Identified by the developer as a future residential phase. Confirm plans and timing with the developer before relying on them.
For the current status of each neighborhood, check the official Furst Ranch neighborhoods page and my Furst Ranch community overview.
The Nine Builders at Furst Ranch
As of September 1, 2026, the official Furst Ranch builder page lists nine builders: Ashton Woods, Coventry Homes, David Weekley Homes, Drees Custom Homes, Highland Homes, Partners in Building, Shaddock Homes, Toll Brothers, and Tradition Homes. Builder participation, sales status, floor plans, homesites, prices, specifications, inventory, and incentives can change.
These are advertised starting ranges from the official Furst Ranch builder page as reviewed September 1, 2026. They are not guaranteed prices. Actual pricing depends on the home, builder, homesite, lot premium, plan, options, construction stage, and inventory. A builder appearing on the official page does not necessarily mean that builder is currently selling or has completed inventory. Confirm current sales status directly with each builder.
Nine builders provide multiple offerings for buyers to compare. The number of builders does not guarantee discounts, incentives, construction quality, price competition, or negotiating leverage. Buyers should obtain current written pricing, included-feature sheets, lot-premium information, incentive terms, lender requirements, contract deadlines, and estimated completion schedules from each builder.

Where Is Furst Ranch Located?
Furst Ranch is located near U.S. 377 and FM 1171 in western Flower Mound, Texas, in southern Denton County. The location places it near several established North Texas communities, including Harvest, Pecan Square, Canyon Falls, and Landmark. Each of those is a separate development with its own amenities, and access to private community amenities is governed by each community's own rules. For a closer comparison of the larger neighboring communities, see my Harvest vs. Pecan Square vs. Canyon Falls comparison.
- U.S. 377 and FM 1171 are the two primary roadways at the community's edge, connecting to the surrounding towns and the wider metroplex.
- Interstate 35W runs to the east and is a common route toward Fort Worth, Alliance, and points north and south. Drive times depend on route, traffic, construction, and time of day.
- DFW International Airport is roughly to the south. Travel time varies by route and traffic, so test the drive at the times you would actually travel.
- The Town of Flower Mound offers town parks, lake access around Lake Grapevine, and established retail and dining corridors. Verify routes and distances for yourself.
Travel times vary by route, traffic, construction, and time of day. Buyers should test the commute routes important to them.
Parks, Open Space, and Planned Amenities
The official Furst Ranch recreation page describes: more than 400 acres of open space; a planned 97-acre community park; a planned 20-acre Community Activities Center; walking and biking trails; Liberty Lake; The Ranch Club, a planned resident-only amenity village; parks, recreation areas, and community programming.
Most of these features are planned rather than complete. Buyers should ask which amenities are currently open, under construction, approved, funded, or conceptual and whether any completion schedules have changed. Do not assume any amenity is finished or funded simply because it appears in the community plan.
Argyle ISD and Future School Sites
Furst Ranch is within Argyle ISD, but attendance zones and campus assignments are determined by property address and can change. Buyers should verify the assigned campuses directly with Argyle ISD.
Argyle ISD states that it owns 50 acres within Furst Ranch along the east frontage of U.S. 377. The land is designated for a future elementary school and middle-school campus. A detailed district announcement is available in the Argyle ISD news article on the land purchase.
Land ownership and designation do not guarantee construction timing, funding, opening dates, attendance boundaries, or walkability from every home. Those decisions remain subject to future district action. My guide to Argyle ISD attendance zones for new construction explains how to verify campus assignments by address.
Planned Retail and the Proposed H-E-B at Furst Ranch
H-E-B purchased more than 22 acres within Furst Ranch for a planned Flower Mound store. The Town of Flower Mound's project page also lists a 2025 H-E-B parking application among the approved plans and amendments. The official Furst Ranch map labels the location as a proposed on-site H-E-B.
As of September 1, 2026, the store should still be described as planned or proposed unless H-E-B has issued a current official opening announcement. Land ownership and municipal applications do not establish an opening date.
Commercial Development Capacity
The Town of Flower Mound states that the broader concept plan has capacity for more than six million square feet of nonresidential uses, primarily office and retail. Capacity is not the same as committed construction.
The official Furst Ranch commercial page describes planned walkable retail and dining districts, corporate campuses, and a planned H-E-B. Conceptual renderings are not final, and tenant mix, square footage, design, and timing can change.
What Should Buyers Evaluate at Furst Ranch?
Rather than a one-size-fits-all recommendation, here is what every buyer should evaluate for any Furst Ranch property:
- The specific builder and property
- Current sales status
- Base price and total contract price
- Homesite dimensions, easements, drainage, orientation, and adjoining uses
- Included features and upgrades
- Construction and closing schedules
- Inspection opportunities
- Builder contract and warranty terms
- HOA obligations
- Property taxes and assessments
- School assignments by address
- Existing versus planned amenities
- Surrounding commercial and infrastructure construction
- Commute routes and total estimated monthly cost
Potential Benefits and Trade-Offs of Buying in an Early-Stage Community
Potential Benefits
- Multiple current builder offerings may be available
- Buyers may be able to compare several homesite sizes
- Some homes may allow structural or design selections depending on construction stage
- Buyers can evaluate currently released inventory
Potential Trade-Offs
- Planned amenities and commercial uses may not yet be complete
- Construction activity may continue for years
- Roads, neighboring uses, and traffic patterns can change
- Later phases remain subject to approvals and market conditions
- Builder incentives are not guaranteed
- Tax and HOA obligations require property-specific review
- Future appreciation is not guaranteed
Early-stage development does not guarantee better lot selection, lower pricing, stronger incentives, or appreciation.
Appreciation and Resale Considerations
Furst Ranch's size, plans, builders, and proposed commercial development provide information buyers can evaluate, but they do not guarantee appreciation, price stability, or resale performance.
Future value can be affected by market conditions, mortgage rates, taxes, insurance, HOA obligations, construction activity, purchase price, home condition, homesite characteristics, surrounding land uses, builder inventory, and competing resale listings.
HOA and Property Tax Due Diligence
Before purchasing, buyers should obtain the applicable HOA documents, budget, assessments, maintenance obligations, architectural requirements, insurance information, and resale or subdivision disclosures.
Property taxes must be evaluated for the specific address. Buyers should verify all applicable municipal, county, school-district, emergency-service, PID, MUD, or other district rates and assessments with the relevant taxing authorities. Do not estimate total taxes from the Flower Mound municipal rate alone.
How I Assist Furst Ranch New-Construction Buyers
The builder's sales representative works for the builder, not for you. As a Texas real estate broker with practical experience in new-construction transactions, I help clients compare available properties, organize builder information, track transaction deadlines, communicate with builder representatives, and understand available inspection opportunities within the scope of my real estate license.
Builder contracts can differ from standard resale contracts. Buyers should read the complete agreement and consult a qualified Texas real estate attorney about provisions requiring legal interpretation. Independent inspectors, not the real estate broker, evaluate construction conditions. Inspection access, timing, scope, and builder response obligations depend on the contract and builder policies.
Selling a Home Near Furst Ranch? Competing with New Construction
If you own a home near Furst Ranch in Flower Mound, Argyle, or Northlake, new construction in Flower Mound and the surrounding area brings both opportunity and competition. Builder sales centers draw buyers to the area, many of whom also browse resale inventory while they are in the market. That visibility can work to your advantage if your home is positioned correctly.
Sellers need a strategy that addresses how a resale home competes with nearby new construction. Builder incentives, upgraded finishes, and the appeal of a brand-new home are real factors. But a well-maintained resale in an established neighborhood often offers a larger lot, mature trees, and amenities that are already built and operational. I help sellers evaluate their home's position in the market, identify the right list price, and create a marketing plan that reaches buyers who are also touring new home communities. There are no guarantees with any marketing approach, but a data-driven pricing and positioning strategy gives you the best chance of attracting the right offer in a competitive new construction market.
