New Construction Homes in Justin, Texas

Theresa De La Rosa, Broker, REALTOR® | Covenant Heritage Realty| In DFW Living Group

This is the Justin, TX new-construction guide: which communities are actively selling, which builders are building, how lot sizes and home types differ, and how new construction compares with resale in and around the Town of Justin. Whether you are planning a from-scratch build or a quick move-in purchase, this guide separates what is verified fact from what changes constantly with builders, phases, and inventory.

One boundary matters first: only some of the new homes marketed as "Justin" sit inside the Town of Justin city limits. Treeline by Hillwood, Timberbrook, and the Preserve do. Paloma Ranch, Wildflower Ranch, Sendera Ranch, and Harvest do not:they sit in nearby municipalities or extraterritorial jurisdictions in the wider Justin-area market. This guide keeps jurisdiction clear community by community. For the town-level picture, see the Justin city guide, and the North Texas relocation guide covers the wider metroplex move.

Updated September 2026. Builder participation, pricing, inventory, incentives, homesites, and availability change;verify current details with official community, builder, and district sources.

01
Jurisdiction

What does "in Justin" mean for new construction?

Mailing address, city limits, school district, and marketing area do not always match in the northwest Denton County corridor, and the differences decide your taxes, your utilities, and which builder approvals apply. If a community is genuinely "in Justin," the home sits inside the incorporated Town of Justin city limits, and municipal services, permits, andgovernance run through the town. The official Town of Justin website describes municipal services, permits, andcommunity programs.

Verified jurisdictions,as of the sources referenced in this guide:Treeline by Hillwood(800-plus acres(and Timberbrook sit inside the Town of Justin city limits, along with the smaller Preserve neighborhood. Paloma Ranch sits in New Fairview, Texas. Wildflower Ranch, Sendera Ranch, and Harvest do not sit in Justin city limits:the first two sit under Fort Worth's extraterritorial jurisdiction or municipal influence in the north Fort Worth/Haslet area, and Harvest straddles primarily Argyle and Northlake. Before you buy new construction, verify three separate things for the exact property:the incorporated city or county jurisdiction, the school district, and attendance zone, and the civil services(water, sewer, fire, EMS(that serve the address.

Marketing language is not jurisdiction. A community can advertise a Justin ZIP code, a Justin-area location, or a Justin model-home address while its homes sit in New Fairview, north Fort Worth, or unincorporated Denton County. The exact tax bill, school assignment, and municipal services follow the property's actual jurisdiction, not the address printed on a brochure.

02
Communities

Which active new-construction communities should buyers compare in Justin?

Treeline by Hillwood is an 800-plus-acre Hillwood master-planned community inside the Town of Justin, with approximately 2,700 homes planned across nine first-phase builders, and homes advertised from the high $300,000s through the $600,000s as of September 1, 2026. Homesites are offered in 40-foot rear-entry, 45-foot front-entry,and 50-foot front-entry configurations, and the developer's nature-themed amenity program includes the four-acre Hideaway amenity site, a resort-style pool venue, pickleball courts, an orchard park, a stargazing park, and an extensive trail system. Builder incentives, financing offers, pricing, inventory, homesites, and availability are subject to change without notice. Offers may have eligibility requirements, and not every buyer will qualify.

Timberbrook is a well-established master-planned community inside the Town of Justin, near the intersection of FM 407,and I-35W, with six active builders, homes broadly from the $390,000s to $750,000+,and a brand-new on-site elementary school that opened for the 2025-26 school year. Certain sections carry PID assessments administered through the City of Justin, and HOA dues vary by builder, and section. Builder incentives, financing offers, pricing, inventory, homesites, and availability are subject to change without notice. Offers may have eligibility requirements, and not every buyer will qualify.

The Preserve is a smaller established community inside the Town of Justin city limits, with more than 650 homes built over prior phases. Builder participation, remaining homesites, price points, and quick move-in inventory should be verified directly with the active builder or builders before relying on any figure.

In the Justin-area market but outside Justin city limits:Paloma Ranch, in New Fairview, offers half-acre homesites from four active builders(Bloomfield, Risewell, Kenmark, and Antares(, with advertised starting prices roughly from the $518,000s to the $775,000s region across sections as of recently reviewed materials, and Northwest ISD school context. Wildflower Ranch,a 1,100-acre master-planned community north of Fort Worth along Highway 114,near Justin, and Northlake, offers more than a dozen for-sale builders, homes broadly advertised from the $300s to the $700s,a lazy river amenity, and Perrin Elementary School,a Northwest ISD campus opened within the community in August 2024. Both verify with the builder before relying on current pricing, lots, or incentives.

The guided deep dives:the Treeline community guide covers builders, homesites, HOA,and MUD details, the Timberbrook buyer's guide covers its six builders,PIDs,and the on-site school, the Paloma Ranch guide covers its half-acre sections, and the Wildflower Ranch community page covers builders, amenities, taxes, and transaction considerations.

03
Wider Corridor

What about Furst Ranch, Canyon Falls, Sendera Ranch, and Harvest?

These communities are frequently mentioned alongside Justin because they sit along the same western Denton County corridor, but none of them is inside Justin city limits, and several are farther east or south along I-35W. Furst Ranch is a 2,300-acre master-planned community in Flower Mound with Argyle ISD school context, and Canyon Falls is a 1,242-acre community spanning Northlake, Flower Mound, and Argyle with both Argyle ISD,and Northwest ISD serving sections. Their Furst RanchandCanyon Falls community pages carry the current picture.

Sendera Ranch is a roughly 3,000-acre master-planned community marketed as Haslet/north Fort Worth, with a Haslet mailing address(76052(,Northwest ISD schools, and a development history extending back to the mid-2000s. Harvest is Hillwood's 1,200-acre agrihood straddling Argyle, and Northlake, and it is not part of Justin. If your search area is strictly the Town of Justin city limits, focus on Treeline, Timberbrook, and the Preserve;if your search area is the wider Justin-area market, add Paloma Ranch, and Wildflower Ranch, and then decide whether Harvest, Sendera Ranch, Furst Ranch, or Canyon Falls belong in your comparison at all, based on commute, school district, and taxes.

04
Builders

Which builders are building in Justin right now?

At Treeline by Hillwood,as of September 1, 2026,Hillwood identifies nine first-phase builders, including American Legend Homes,Beazer Homes,David Weekley Homes,D.R. Horton,Highland Homes,HistoryMaker Homes,Pulte Homes, and Tri Pointe Homes. Builder participation, available floor plans, homesites, prices, specifications, quick move-in homes, and incentives can change, and each builder's current inventory page is the source to confirm against.

At Timberbrook, six builders remain active:Impression Homes,Bloomfield Homes,Sandlin Homes,Pacesetter Homes,K. Hovnanian Homes, and the Ladera at Timberbrook 55+ active-adult enclave. Pricing, inventory, and incentives vary by builder, and phase, and should be verified with each builder directly.

The builder's sales representative represents the builder, not you. An independent real estate broker or REALTOR(R() can help you compare communities, builders, homesites, incentives, contracts, inspections, upgrades, timelines, and resale options across the whole market, and make sure the transaction terms are understood before you sign.

05
Quick Move-In

Are quick move-in homes available in Justin, and how do they work?

Quick move-in inventory appears at Treeline, Timberbrook, and nearby Paloma Ranch, and Wildflower Ranch as builders near completion, but availability changes frequently, and the term does not guarantee the home is complete or ready for immediate occupancy. Builder incentives, financing offers, pricing, inventory, homesites, and availability are subject to change without notice. Offers may have eligibility requirements, and not every buyer will qualify.

A quick move-in home often has predetermined structural options, finishes, appliances, landscaping, or other selections decided before your contract. Closing timing depends on the home's construction status, certificate-of-occupancy requirements, inspections, appraisal, lender, and title requirements, and the purchase contract,so always obtain the estimated completion, and closing schedule in writing from the builder.

06
New vs. Resale

New construction versus resale: what should buyers weigh?

New construction in the Justin area offers current floor plans, builder warranties, design-center choices, and sometimes financing incentives, but it also means construction timelines, upgrade decisions, lot premiums, anda tax bill that can grow as a community builds out. Resale offers immediate occupancy, matured landscaping, established HOA records, known assessments, and negotiating room on condition-related items.

The right answer depends on your timeline, your risk tolerance, and the school context you want. If you are a seller competing against new-home inventory, the Justin seller guide explains how to position a resale home against builder incentives, and the general new construction guide covers builders, contracts, and upgrades in depth.

07
Representation

How does buyer-agent representation work with a builder?

Builder sales representatives work for the builder. A separate buyer's agent works for you,and a REALTOR(R() who is also a real estate broker brings contract expertise, and transaction oversight to the purchase. Representation terms, and compensation are negotiated, and should be established in a written buyer-representation agreement, and any builder-paid compensation or contribution should be confirmed in writing.

Builder contracts can differ from standard resale contracts, and provisions that require legal interpretation should be reviewed by a qualified real estate attorney. Independent inspectors, not the real estate broker, evaluate construction conditions, and inspection access, timing, scope, and builder response obligations depend on the contract, and builder policies.

08
Taxes

What property taxes, HOA, and PID/MUD costs apply in Justin new construction?

Texas has no state personal income tax,so property taxes, and special-district assessments carry much of the ongoing cost of homeownership, and they vary by community, and by phase. Verified specifics help you budget. Treeline's official FAQ states annual HOA assessments of $1,250 plus $720 for front-yard maintenance,$1,970 per year, and places the community within Tradition Municipal Utility District No. 2C,with a displayed combined tax rate of 2.477385 per $100 of valuation as reviewed in September 2026.

Timberbrook includes PID assessments administered through the City of Justin(Timberbrook PID No. 1,and No. 2(,with HOA dues that vary by section(about $800 per year per current builder information(,and an underlying property-tax rate of approximately 1.9059 percent plus the applicable PID. Wildflower Ranch sits within a Fort Worth municipal utility district, with a MUD rate near $1.00 per $100,and an effective total property-tax rate of approximately 2.27 to 2.30 percent.

The practical move is to compare total monthly cost across the homes you are considering:mortgage principal, and interest, property insurance, property taxes,HOA dues, and any PID or MUD assessments. Texas homestead exemptions can lower the taxable value of your primary residence, and for Denton County the office that handles exemptions is the Denton Central Appraisal Districtand the county tax office. Tax rates, assessments,HOA dues, and exemption rules can change, and should be verified for the exact property, and tax year.

09
Resale

How does new construction affect resale value?

New construction affects resale in two ways. As a buyer, a home you buy today competes tomorrow against newer phases, newer floor plans, and fresh builder incentives,so the resale picture depends on lot characteristics, what you selected, how the community matures, and market conditions at the time you sell. As a seller with a resale home today, you compete against builder incentives, and brand-new inventory, and that competition shapes pricing, staging, and marketing strategy.

Future value is not guaranteed by anyonebuilding early, a master plan, or a popular amenity program. It depends on market conditions, mortgage rates, taxes, insurance, HOA obligations, MUD or PID costs, home condition, builder inventory, purchase price, homesite characteristics, surrounding development, and competing resale listings. The strategic home selling guide walks through how sellers protect equity in a new-construction-heavy market.
